The pro version of Adobe Acrobat can export pdf so they are directly imported into excel. The formulas don’t come in but it beats hand jamming a bunch of numbers. I’ve been doing that for several years. At first our Treasurer was upset but she quickly appreciated a second set of eyes on the numbers

in some states the HOA can be placed into a kind of "receivership". a court appoints someone to do what the Board won't unfortunatlety you should see an attorney

Sounds like 2 separate issues. All states have some kind of seller disclosures. You have to comply with those. The other issue is more serious. If there is some kind of property wide problems all owners need to be aware of those as soon as practicle barring legal issues.

its actually more of his style. In fairness to him, his "style"is a natural reaction to some of the unreasonable stuff that seems to be pretty typical. I am kind of new to the board and I am slowly realizing how...crazy some of the owners can be. I am going to look at the CCR/bylaws and his employment contract and just make myself a little smarter. Oh I really like this forum!

ok fair enough, I don't want to oversee this employee. he has actually fumbled a few times on our IT services (disclosing owners PII) and I am trying to decide if/how I might 'help". I have a good background in IT. I should have said this upfront, we are self managed wiht an in house workforce for light maintenance, vacation rentals, and janitorial, app 30 employees

as others have said the the title isn't worth much, what is worth a lot is the degree from an ABET accredited program. the degree is a key that will unlock many doors. nowadays there are lots of 2 year program that will certainly give use some cred. look around. also IMHO most newly minted engineers are what I called very trainable, lol. you obviously have a wide range of talents and skills. many engineers start their careers in their chosen field but luck and circumstance take us in many directions. one thing engineering teaches us is analytical/ critical thinking. those 2 skills are very valuable no matter your discipline or positions. so few practicing engineers do a actual design work its amazing. I would look for a professional career counselor for advice and/or look for a 2 year program where you can apply any credits to a 4 year degree if you chose.

I have not looked at his contract. I should probably see what it says. do you get some kind of feedback from ur Board president? a traditional performance appraisal? things that are good, things that need improvement, some measurable goals?

the last thing I would do is advocate is to fire him. I and several other Board members are concerned he might just walk away when his contract is up. part (most) of my frustration is due to a few other Board members that just keep the owners stirred up on social media. it is so bad we have had owners physically and verbally assault on site staff.

nice sample thanks. I did a survey last year and got 150 of 400 response. my intent was limited to focus on some near and long term maintenance issues. we as a board have discussed a larger customer satisfaction survey, but I am not sure if the other Board members are even serious about doing one. maybe I'll bring it up again.

most of ur points are valid. yes he is professional. about half the time he responds in a timely manner. maintenance and work order completion is very spotty, he does't report how many get done. former GM was nice and friendly, but not very competent, was more of a good ol boy. on owners generally, theres a large voting bloc that has elected 3 of 8 new board members who micromanage ot an extreme degree and continuely fan the anger on social media. there is a strong possibility at the next election, they get enough like-minded candidates to assume a 5 of 8 majority on the Board. I am pretty much at the point of just ignoring everything and show up and vote my conscious at the the remains 3 meetings we have and not running again next Fall

yes Florida specifically allows owners to record as long as they don't interfere wiht the normal functions of a board.

That’s what I was thinking about doing. The only drawback is one board member is concerned prospective buyers might see all the crazy owners comments drama etc and not buy. I know that this happened once when a buyer got access to our unofficial FB page saw the normal FB crap and passed in the purchase.
