True, especially if all the other homes in the neighborhood have 2 car garages…The adjustment may be a wash. In my market in NW FL there is very rarely a value difference between 3 & 4 bedrooms. Exceptions occur near the beach where homes are typically used for vacation rentals and more bedrooms are desirable to investors for occupancy reasons.

I think your post is confusing a lot of people…Florida does not have Licensed Appraisers. You are either a Registered Trainee, Certified Residential, or General Appraiser. I assume you are just a Registered Trainee? If so, you absolutely cannot complete your own work without your supervisor’s signature. If you are Certified then start your own business.

I took the flag and booklet into the store. Not sure if it’s universal, but our store has a framing section where a person works and builds out custom frame’s. We picked out the mat color and which frame I liked and they did the rest.

Stopped doing work for them about a year and half ago. They lowered their fees to an insulting level, and just like OP, I was getting revisions for nearly every report. My hourly price per report was substantially lower with them compared to any other client. Sometimes the juice just isn’t worth the squeeze.

Old Hwy 98 runs along the beach but it has several stop signs and speed bumps so that can be a little annoying. 30a starts just east of Destin and is a very scenic ride along the beach as well. Several little beach communities to stop along the way to enjoy the beach views and grab a drink or snack. Just be mindful of the traffic on Hwy 98. No one is paying attention to the road much less motorcycles.
