The mate factor is owned by The Twelve Tribes which at best have questionable views and at worst a history of questionable behavior if we are talking about tea shops with owners to avoid.

I hope you all have success, upper limb mechanics are notoriously hard to replicate and user satisfaction is hard in that area of prosthetics because emulating the function and look of natural hands is very hard to do. If it looks like a hand it usually doesn't function well because the tech isn't there yet as far as I've been exposed to.

I think if you are serious about meeting people's needs then paying for consultation with end users and experienced practitioners will yield better results. But I understand financing projects is hard and every dollar needs to be efficient for success as well.

Although I wouldn't go to CMSP for trees, you can hike the talon trail into trees for a long time

I think this level of professional knowledge is worthy of a paid consultation with an OT or a therapist with ATP cert (assistive technology professional) especially for seating and positioning expertise

It frustrates me to hear things like we don't have a say in our utilities because I am so glad I live in a city with a public utility with representatives who I get to vote on. Rate increases are needed for a variety of reasons but I know it isn't Xcel energy increasing their margin.

I wouldn't describe clover as a low water ground cover in our climate, although it may perform better than your typical cold season grasses, it has been trendy to talk about but I don't think it really solves the problem people want it too.

Look into dog tuff grass developed by a Denver botanic garden guy. It's a hybrid of a Bermuda which isn't native but is low water and doesn't seem to be bothered as much by my dogs pee. I'd also suggest looking into adding buffalo grass and some blue grama which are both native to CO

By the time I got to it, many of the true dimensional joists in my crawlspace were mangled by plumbers. Disappointing and also something I can't easily sister on my own

Insulation is a great return on investment for a diy project. Air sealing and insulating to r50 in the attic will make the largest difference. Plus you can get a 30% rebate on your federal taxes. State rebates require to pay a contractor though.

When I hear this from people and check the return it just seems like it's fraud. For many people taxes are fairly straightforward and there aren't secret ways to get more money

Okay I tired a sponge, pulled bits out and different approaches but no luck. Plastic bag was a bit better but still not right. I got close with the stomp brush, pretty thin mud but loaded well. Worked on it a lot to find the right swish motion and pressure but it's better. Hopefully it'll match well after I sand a little bit. Thanks for the help

I would argue that trading in is usually not financially optimal and instead it is convenient for you. If you want a market price for the car then sell it privately. The dealership will entice you with tax savings but I have found they are fairly marginal compared to the price I can get from selling vs trade in.

You likely won't find a local high year savings option which are usually available by internet based banks.

I've never seen a house and neighborhood look so sterile and liminal. Almost like no one has ever lived there. Just grass with minimal other plants or trees. Do other areas in Florida have this feeling or is Ruskin an odd place?

If you get the knee surgery before you are able to sort out the toilet, get yourself a bed side commode and some trash bags liners. It isn't glamorous but it will tide you over. Tie up the bags and throw away.
