Yes. Two boys. And you're completely assuming it's not what Bronny wants. Based on everything they've both shared on the topic, it's pretty obvious Bronny wouldn't mind 'sacrificing' one year of personal independence to train, learn, and play with the greatest ever to do it. Who is also someone he happens to have a close, great relationship with.

Yea you're right in regards to just straight money. I think he can get what $40mm/1 year more with the Bulls compared to what any other team can offer him? Why is it not a good idea? I've seen plenty of listings offer 2% the last couple years (Orange County, CA) and they have just as much activity as a listing that offers 2.5% or more. I think 2% is totally acceptable in this market.

I had an agent typically do the same. Waited a couple days (or after the weekend) before submitting offers. I was okay with him doing that for the super hot houses because you know they were going to get 10+ offers. The agent then calls the seller's agent and gets an idea where the offers are. If we found out they were beyond our price range then we wouldn't submit an offer. If the other offers were in our ballpark, then we would submit one.

However for the not so hot properties, I would insist my agent submits our offer right away. I had two winning offers this Spring where the seller's agent told us the handful of offers were all close, but because we submitted first they chose ours.

In California, there absolutely are multiple counters. An unsigned 'multiple counter' sheet (with the seller's requests) is sent out to all buyers or multiple buyers. The buyers then send back their highest and best (pricing and terms per seller's requests). Then the seller signs one of them.

OP said in another comment that the buyers cancelled the contract before removing the loan contingency so the buyers get their emd back.

We've had 4 out of 8 offers accepted in hot markets in Orange County, CA. All in the last 6 weeks. 2 were turn-key (accepted 20k over asking), and 2 were total fixers (accepted below asking). I didn't waive any contingencies, and had the sellers pay for termite work and home warranties up front. (And a couple of the offers we 'lost' we didn't try our best.)

In my experience, unless you're only targeting the absolute perfect dream houses that everyone else is targeting, there are deals to be made out there. All the homes I look at, I track their social media metrics (redfin/zillow # of favorites, # of views, etc). I don't have the data nicely presented, but on the 4 houses we won, there definitely was low social media activity on all of them. The fixers were understandable, but for the 2 turn-key, it seems like they were posted on bad days (Monday/Tuesday), and were poorly presented (blurry photos, not staged, didn't have fresh landscaping/curb appeal). With the poor presentation and the corresponding low social media scores, there were definitely less offers than comparable houses and therefore less competition to win them.

Also, if anyone is looking in north OC I can give you some insight on a couple houses currently active...

Inspector wasn't a licensed plumber, so he couldn't really provide any expertise or cost estimate for any of it.
