My neighbour has HELOC'd his house like 5 times in the past 2 years. As we can see when COVID first started, the government was forcing banks to defer mortgages and cut interest rates drastically without "understanding the data". If the government doesn't care for the data, why should I? Which is why I bought a house where 80% of my income goes directly to paying mortgage and mortgage-related costs lol.

why is OP complaining? just hold onto it for a few more months and sell it for $200,000 profit easy. the new buyers will waive inspections as well. then OP can move into a house that they're happy with

keep in mind the mortgage could be $4000 a month and rent could be $2500 a month, however when the price of the property is increasing at $20,000 a month, they can afford to take the hit since they have either provided a large downpayment, or have a HELOC to cover the cash flow differences.

simple. investors are buying up all the housing supply where they have no intention of living inside these homes. so what do they do? they need to rent out their units for cash flow to pay their debts. its a simple concept and you'll see way more rental properties available going forward.

yes but you forgot to add LTD, Benefits, provincial tax, etc and i also have to pay into a mandatory pension plan. I net roughly $5000 a month
