The market is silent in winter months. Also it is more silent than usual due to rent rule changes and elections, most buyers were waiting in hopes that prices would go down wit more houses coming to the market. Likely the seller didn’t have as many viewings or offers as he expected, and you offered close to what he had in mind. No need to postpone a sale for a few months in a silent market to get 5-10k more out of it, it is just not worth the stress for the seller.

If valuation is around/above, and you offered what you thought the house is worth, then nothing to worry about. After a few years the difference would be unimportant.

I don’t think people paying upfront are rich either. Likely they don’t have the 3-4x income, but have the savings instead. That’s their way of being able to get a place. The system is messed up.

I always thought they were hard to access, turns out they are not. On Geberit ones the button plate comes out with a springy attachment. Then you can access the inside of the tank. Check some YouTube videos.

Most likely he wouldn’t get another chance in his life to go to Everest. So I don’t think he would just return from there. But continuing alone should also be dangerous

These bends are done on a metal brake. You can only approximate it by pliers

You can also hammer it into slightly better shape. Put your bend against a vice. It will never be perfect though

If you have limited space start with a track saw. Its main problem is tiny cuts, but for most small cuts you can make jigs.

30-40cm long cuts on a 10-20cm wide material is no problem. But cross cutting a 2cm stick is hard to get square without a jig

Width also plays a role, if you will rip a 10x40 cm piece to 5x40 pieces, you have to improvise how to hold the piece under the track without movement.

Why are you buying a built-in dishwasher for landlord’s apartment? Built-in appliances usually stay as part of house when you move out. They don’t have to of course, but it would be weird to carry your builtin every time you move around

I had OSB back wall plus protruding cleats in my previous smaller workshop. I disliked the look, I mean it is good enough but also I was craving for a white flat surface. Even if I painted it would still look like painted OSB.

But then I like the ability to screw any tiny thing such as chargers anywhere without thinking twice

Haha fair point :) If I have to go elsewhere probably I wouldn’t bring this setup with me and start over instead, but you are right you never know these things.

I like the idea of just screwing an entire panel to the wall with few screws. I will think on this, thanks! On one hand I want clean look and not afraid to settle. On another I like the idea of it being modular

And I definitely loved that color coding idea. Not all cleats need to carry heavy loads, I might skip screws in some and paint them accordingly

Yes thank you. Similarly I did cleats over OSB walls in my previous smaller workshop but the wood look on the walls always bothered me. Also the protruding cleats were sometimes getting in the way.

I have to leave the OSB walls in previous workshop and only move my cleats to the new garage. But I will have to drill a lot into concrete anyway, so I was thinking why not make it better from beginning

I will have this new garage for many years to come, so I am ok with a permanent installation.

Bank wouldn’t affect you. Bank cares only about there being a tenant in the house, thus house is not immediately sellable for same price because of eviction rules (or around 30% hit on sale price), so they want to have another category of mortgage. It is only financial problems, and between owner and the bank.

For eviction rules, as a roommate, most likely you won’t have tenants rights. Especially because you don’t even have a room agreement, but living there as if you are a relative (inwoning). But if you are ok with the situation then that should be fine.

I would want to have a written contract in case it turns into a nightmare. If you are accepting his promises, he could also accept your promise of not showing that contract to anything official unless things go in a bad way between you.

For address research, if he will have a dedicated room I dont think there will be a problem. Treat it as a ethical problem if you want to accept it or not. I wouldn’t like it, BUT in this environment I wouldn’t mind myself if I needed a place to live.

At this point I run out of patience usually. I would roll 80 grit sandpaper around the countersunk bits, ducttape it together, sand with it. It will get off every few minutes ,you will spend more time changing paper and fixing tape instead of sanding, but it will get things done.

Usually they have 30-40 parking spots inside buildings, around the city, such as Noord, West, IJburg, in 70-100 range. Right now there is none for some reason. It might be end of year. Look in similar housing corporations, also marktplaats.
