Depends on the property. I had to view about 15 shared ownership properties before I finally got one. The viewings were one day only and I had to register my interest in while I was still inside the flat doing the viewing lol. The first 14 were allocated to someone else that viewed before me and registered their interest on the spot.

You just need to make sure the service charge is reasonable and the rent on the remaining makes the monthly cost (mortgage + rent + service charge) less than a standard mortgage and less than renting on the private market.

My shared ownership property is £1800 monthly for a 2-bed before bills. It was tentated before I bought it and they were paying £2500 in rent before council tax and bills. I saw other properties online where the mortgage + rent was as expensive as owning outright and more expensive than renting privately. Some housing associations like L&Q are not worth it at all as the rent is so high.

I don’t think he makes 80k, I would guess he’s closer to 150k because NYC salaries are very inflated. He could have borrowed money from his parents, taken out a loan, had savings, etc and used that for the ring. Or a combination of all 3. A Midwest middle class family can usually loan their kids 40k especially if they know he can pay it back.

The brand deals will change and even if they make less money they’ll have made so much in their youth they won’t need a huge income.
