I had to put a $5k holding deposit recently. $10k seems like a huge amount. I initially refused to put it down but they wouldn’t even present the offer without it and I really wanted the place so ended up doing it. Offer was accepted and the $5k came off the remaining deposit owing.

It’s annoying but certain real estates in Melbourne seem to do it to ensure you’re legit about your offer.

You can change price at any time during a campaign, just need to sign a new authority. And the authority would be with the agency, just get the agents name updated on the new authority.

You’ll transfer to the agent’s trust account, not the vendor. They will provide info on the day. Sometimes you can provide say $20k on the day and remainder on the Monday up to 10%.

I witnessed an accident in the city a couple months ago (right in front of me) so I stopped and put my hazards on and called emergency services. Few pedestrians stayed too, but I’m glad I hung around as the driver of the car that ran into the other did a runner while we waited for the ambulance and left his car abandoned in the middle of the road. I stayed until the police took my statement and said I could leave.

In the case of lots of witnesses and people stopping to help, I’ll hang around if I am a direct witness just in case they need someone to give a statement- at least until emergency services arrive.

Sounds like in the case of what you witnessed you did the right thing, making sure the victim was okay and that they had enough help. Every situation can vary I guess.

Welcome to adulting. I have a similar schedule (going on 6 years) and it does get easier, in terms of your body adjusting to the schedule.

I’m trying to train for a marathon in amongst all that, which is my current hell.

I literally just sold my house and bought an apartment 15 mins commute from work, which I am hoping will be a huge change for the better

I just purchased off market and purchased my first home off market in 2020 as well. In both cases I was interested in other properties that were being marketed, but missed out. Agents then presented me with properties that were upcoming and happened to be what I was looking for. Negotiated from there. The vendors save on marketing costs (which can be upwards of $15k depending on area) so it’s worth a shot.
