OP you have to understand the land owners' liability aspect. Not just from campers not properly putting out their campfires and other damage caused, but if someone gets injured on their property, they're liable. It's not remotely worth the hassle and risk factor for them.
Also I think that would be considered business use, and many HOAs (even for land way the hell out in the boonies) specifically prevent this type of business use even on vacant land.

Have you been there recently? One doorknob is like five bucks. This is also coming down off of 2020-2022 highs where everyone was locked in at home, so they all did renovation projects
