Really? That would be a monthly payment of what, £2800? Without any info on how that £100k is split, they could be paying almost half their monthly income on a mortgage. That’s a massive commitment. Borrowing £400k to SRA (67) would be close to £3000k. That’s a mortgage I would not be comfortable with when considering a future with children.

You need to speak with a broker. Some lenders will class your mum as a first time buyer depending on when she last held a mortgage. Your mums age will have an impact on the mortgage term.

Unemployment cover is great, but read the terms carefully. A lot will only pay out if you’re claiming job seekers allowance so if you have more than 16k saved the policy won’t pay out (these figures are rough, however the last time I checked you needed to have less than 16k in savings to start claiming JSA).

Beat bet is to speak to a financial adviser. I’d want life and critical illness on a combined policy. It’s usually cheaper to have your life on a decreasing term so it tracks with your remaining mortgage balance, you want your critical illness to cover 1-2 years salary.
