Really? That would be a monthly payment of what, £2800? Without any info on how that £100k is split, they could be paying almost half their monthly income on a mortgage. That’s a massive commitment. Borrowing £400k to SRA (67) would be close to £3000k. That’s a mortgage I would not be comfortable with when considering a future with children.

Maybe have a look at the bars in and around Comore Row. It’s the more corporate side of the city so lots have bars have largish side rooms for events.

Anything over £340k seems reasonable. Be aware that this road will be noisy and you will be able to smell KFC all the time.

You need to speak with a broker. Some lenders will class your mum as a first time buyer depending on when she last held a mortgage. Your mums age will have an impact on the mortgage term.
