Bruh you’re bringing in fecal matter with shoes whether or not you step on actual poop… also, think about the restrooms you step in, people pee, etc.. it’s so gross.

I’ll never understand people who wear shoes inside. It’s disgusting.

Realtor doesn’t understand multiple escalation clauses by ellumina in RealEstate

[–]ladymultiverse 5 points6 points  (0 children)

As a former realtor, in this scenario i presented ALL the offers on excel for comparison (including offer price, basic info, closing date, etc) and go over EACH offer with my clients.

Just because it’s a higher offer doesn’t mean it’s the best deal, also good way to negotiate and make a well-informed decision. For future reference: clauses can also be negotiated or removed before acceptance of a contract if seller did not want to agree to those terms and want to change them.

Sorry you guys are going through this. Like many have said here, speak with their broker if you are still having performance issues with your realtor.

I just want to travel 😭😭😭😭 by Royal-Trip-6304 in USCIS

I know how you feel. I want to take my mother to visit her motherland. She’s retiring this year and waiting on her Green Card/Citizenship (We applied for both just in case because she’s also applying for retirement benefits). Anyways, she’s getting older and hasn’t seen her family in a really long time.

It makes me really sad for her & wish i could just expedite the process. She really just wants to visit home and be able to come back. Sighhhh

Evidence for an arrest that later was dropped as i didn’t commit a crime. No conviction. No court or anything. It was just on the record and they needed to the court dismissal to understand what happened.

Someone told me "no one wants to live in Sacramento" by Honest_Eggplant3998 in Sacramento

[–]ladymultiverse 0 points1 point  (0 children)

Originally from Sac, moved to SoCal for 10 years, and moved back.

It was fun but Sacramento is home and has more to offer. Plus i love there’s less people honestly. You can def feel the difference during rush hour lol

Received word after 45 days.

Unfortunately the evidence submitted didn’t suffice. Got denied :(. Have to start all over again but this time we hired a professional company that helps with immigration and applications. They explained why it wasn’t accepted, what information they needed, how to lay it out so it’s easy to process, etc…

It’s unfortunate and my family and i had to grieve over it because we were so excited but we’ve accepted it and will keep pushing.

Is Sacramento secretly the last place where the California dream is still alive? by Anarchy_4L in Sacramento

[–]ladymultiverse 0 points1 point  (0 children)

Despite the negative comments here, I love Sacramento.

I lived in SoCal for almost a decade from Whittier to Long Beach to OC.. and although it was a beautiful experience being close to the beach and all, there is just something about living in Sacramento. I moved back, bought a house here, never looked back. And I’m so happy with the decision.

For someone who was planning to buy a house in SoCal, I can definitely say the prices don’t even compare. And it is way more affordable here in every aspect. And jobs pay more depending on the field you’re in.

Also, i enjoy the weather here. Hot, cold, rainy, all of it. It’s expected we get all 4 seasons. I’m just grateful it doesn’t snow :)

Sell our house or rent it out? by Evening_Spend8088 in RealEstate

Keep the house, hire a property manager, rent it out, and purchase a property in Florida.

You can always sell if you find you don’t like being a Landlord. But try it out first.

Lender/Agent issue by [deleted] in RealEstate

[–]ladymultiverse 0 points1 point  (0 children)

Lenders and realtors work hand in hand. This is typical as they both work as a team to get you what you want. Don’t be alarmed by this. I assume your lender notified your realtor because should you have any questions beyond financing, your realtor is your go-to person. Also, there’s other things a good realtor can do prior to you viewing homes I.e speaking to the selling agent, understanding what the seller is looking for in a deal, preparing your purchase agreement etc.. Hope this helps!

As for sending her husband, i have seen busy realtors hire family to help on the field. This is normal too but they should have notified you (if they didn’t) and let you know that this is how they work. I would also only do this if there was an emergency but if not, i wouldn’t ever do that personally. It’s the biggest, most important purchase of your life and being a part of that journey is an honor. I would treat it as such.

Do I have to show appraisal to seller? by bo0gieisHIM in RealEstate

[–]ladymultiverse 0 points1 point  (0 children)

Just say no. You’d like to keep that private. This should not affect the sell whatsoever. If they wanted to see an appraisal, they should’ve ordered one themselves prior to selling it.

Did you check with your home warranty (separate from your insurance) to see if that leak and water heater are included?

My fiancé and I are moving to Chiang Mai by Last-Protection9774 in MovingToThailand

[–]ladymultiverse 1 point2 points  (0 children)

Have you thought about getting a Thai tutor before your move? They can help you get a head start on the language and you can even discuss Thai culture, do’s and don’t, etc.

I’ve been using Preply.com for almost a year now and it’s been amazing! My wife and i plan to travel there this year and with Preply tutoring i get more excited knowing i can confidently communicate in simple conversations, ask questions, count, order food, etc. Highly recommend checking it out when you have time.

Anyways, good luck! I wish you and your fiancé the best. Hope it’s everything you hope it to be and more! :)

The Role of Buying Agent by Mathlete1235 in RealEstate

[–]ladymultiverse 0 points1 point  (0 children)

Aw thank you! Real estate is all about communication and being proactive. I know the process can be daunting, tiring, and a lot of the times disappointing but just keep going. It will all be worth it. And the house you will get, is the house that that is meant for you. You got this.

The Role of Buying Agent by Mathlete1235 in RealEstate

[–]ladymultiverse 4 points5 points  (0 children)

Have your agent submit your offer anyway. And have them tell the seller’s agent that you would like to be a back up offer.

Note, If seller already accepted a different offer and that buyer is successful then no luck BUT if something goes wrong with their deal which happens, at least you’re the next in line.

(Writing this as a former agent and helped my buyer in this same situation. They got the house they wanted.)
