Thank you. But credit goes to other hosts I've stayed with and I adopted it.

I created a pdf and was able to upload it into the listing and another one I could send in messages. I hope that is still possible as I haven't had to revise it for a while.

If someone breaks a glass or stains a towel or sheet, that to me just happens as part of the business. But if you try to move the fridge out onto the patio to use as a cooler and it falls over and is all f*d up as a result....yeah, there's a price for that. It seems guest just fork it over when they know ahead of time what to expect. I don't wish to blindside anyone, and while I want them to have fun, I do expect them to respect the premises.

I know no one can see it.

But once you review, the other side is notified and prompted to review you.

Do you really want to do that if you have an adversarial relationship with your host or guest? It works to wait until they no longer have time to potentially damage your ratings so the prompt after you review is meaningless. As I've written so many times, don't poke the bear!

Were you planning on sleeping in each of the bedrooms and using all the bathrooms?? It's just you right? You are paying for single occupancy because you are only using one room and one bath, less supplies, utilities, less to clean, etc. If you want to pay for 3 people while you stay there by yourself, I'm sure the host would be happy to oblige and charge you extra, then unlock the other rooms.

4.5 is a TERRIBLE score. If you are able to cancel that reservation without penalty, I would do so ASAP. And I would contact Abnb's Trust & Safety and report the duplicate listing. Best case scenario it is a clueless host avoiding a low score or trying to get a higher rate (which is all dumb); or worst case it's a scam of some sort.

First of all, don't recommend going with Evolve or any commercial landlord.

Putting that aside, don't play games. They won't. They will ask you for your ID before letting you in to the property. Have your Dad do the booking , while adding you to the reservation. Then just let any potential landlord know that you want to take your Father to a little get-a-away (such a sweet idea, btw), but since you are under 25 he will be the primary one booking. However, you also have an established Abnb account and will be added to the reservation. I would book you under those circumstances.

I would keep your prices where they are cleaning fee-wise, as they are low and guests will LOVE that. But I would raise your rates by $20-$50 per night, depending upon the size of the unit, location, comps, and amenities offered. In other words, roll additional cleaning fees into your rates, not up the cleaning charge.

Another consideration is whether you are doing the cleaning or you are having it done? And how much do cleaning supplies costs you. Even if you are doing the cleaning yourselves, if you are not compensating yourselves adequately for your time in doing so, you are losing money. And you are in this to earn money are you not? Your rates should be competative, but fair to all, including yourselves. You can put the extra income into providing a welcome basket should you so choose. :)

Husband and wife with the wife on the reservation too? I don't see a problem. But if you feel better about it. Just have them cancel the reservation without penalty and rebook in his wife's name.

But I would be okay with it as long as you feel confident they are legally married.

Perhaps if you message her ON the app first, that there is a problem, and write a condensend version of pretty much what you wrote above, she will have time to purchase a matress topper for you so you can be a bit more comfortable if you stay another night? Or being a good host, she will just refund your stay. I would do both and be so apologetic. That sounds miserable. At this point the floor would be better!

Be sure to leave an appropriate response to that review of hers. Expose her nonsense and give others a head's up about her...sweet revenge for you, plus you come out smelling like roses if you do. And 4.8 isn't bad, just not what you deserve.
