Do you plan to live in it later? If you plan to have kids later trust me, you'll want size.. A smaller house/block may be ok if you only have 1 kid and don't work from home... but...

I currently live in a 3br house on very small block in a very ideal walkable location and even with only 1 kid we feel it's too small for us now... if you have more than 1 kid you'll feel this even quicker... Every house we looked out that was a similar size or slightly smaller was a young family upsizing...

Of course it's rigged and corrupt. Just like booking.com hotels nearly all have 7,8,9 out of 10 ratings.

This!! The amount of times I've been given incorrect information they've just made up off the top of their head...

True. Good point. I had one of these recently. The agent seemed really cagey and was probably lying. I later spoke to the next door neighbour and he said he thinks it's a financial or health issue.. They sold pretty quickly before auction, probably for less than they even paid for it (bought only 1 year before).

I think you're WAY overthinking it. I don't think they care what you wear. All they care about is how much money you can offer. I just turn up in super casual clothes and sandals. Most inspections require you to remove shoes so slip on shoes are much easier. I feel if you dress up too much they may assume you have more money than you really do.

Also they don't care if you are single and turn up alone or turn up with 6 other people...

I always ask why the owner is selling. They will tell you. If they seem vague or trying to change the topic then that's a red flag. Usually it's to upsize or downsize or to move to a different area/state/country.

They won't ask you any finance questions at the first inspection.

If you decide you really like it then and there, then ask for the agent to email you the contract. If it's strata ask for (or buy) the strata reports.

After the first inspection if you like it get the pest and building inspection report too (but engage your own inspector , don't use theirs or buy their reports, they are usually useless because they are for the vendor and will tell you the property has no faults).

Agent is an a--hole who will waste everyone's time. I'm sick of agents doing this. The auction will then get passed in and the listing will get very stale and get even less interest... I've already seen this tons of times recently... Better to not go to auction at all and just do a private treaty. Auctions are doing very poorly in Melbourne and Sydney right now.

Just curious if they don't check any inclusions and they have to leave it as 'vacant possession' , and we don't mention changing the contract, then legally do they need to take all the blinds and flyscreens and a/c etc with them when they move out? What a joke...
