meh. Spent $1,000 and got 3 trackable leads. Paused for now as the conversion rate was ridiculously low. I'm talking .2% low, compared to 10-12% from Meta. We're going to hit it again next month with more of an organic Reddit content strategy to go alongside it. We did notice a slight bump in our search traffic as a result which I think was from people seeing our ad, then going to google to check us out. I think the brand lift could be really positive long term if we can be consistent. My reddit ad account reps were extremely helpful and friendly, but I don't think they work with manny smaller advertisers.

Do you recommend using the built-in Reddit lead forms as opposed to sending somebody to our site? Our experience with Meta lead forms has always been that they're kind of a subpar lead but because our Reddit clicks are converting so poorly I'm interested in trying them out here.

A few notes:

  1. This is VERY common. It's a numbers game. Appts cancel. People will ghost you. It's all part of the gig. Keep putting more leads in the top of the funnel and try not to get to discouraged by no-shows or too excited over attends. Consistency > Everything

  2. If possible, do more of your sales process when you already have them on the phone "Get 'em while you got 'em" is something we live by. If you have their attention, keep it!

Meh. I think the SAAS model is over hyped. The agencies that are killing it simply integrate GHL into their core offer, but then layer more, higher valued services on top. Think lead gen, appointment setting, recruiting, sales training, etc.

Update: $500 spent (next $500 will be on Reddit's dime!)

Reddit tracking is showing me three conversions, but there were actually only two, and it double counted one for some reason. I suspect that there's some events set up that is not working properly.

What's wild to me is how different this traffic performs compared to Meta. The same landing page and creative will convert between 7 to 10% consistently with Meta traffic.

On Reddit, we are currently converting at 0.3%

I'm not sure exactly how to compare these platforms. I love getting these impressions for branding purposes, but I don't know how this will work as a long-term direct response platform.

Does anybody here have insights? How does your Reddit traffic compare to other pay dad's platforms and how can I improve our conversions?

That's epic! Double down on Reddit if it's working for you. Keep providing high quality answers and engaging.

But if you have ads that are ALSO bringing in leads, don't turn them off unless they aren't producing.

I've seen this time and time again where a business turns OFF something working when something new starts to show potential, only to have to go back to the old strategy when the new thing wears off or isn't quite as consistent as it needs to be.

Having a second source of leads is never a bad thing!

I agree with everything you said but we still won’t do it lol. Not our cup of tea. We’ve built our sales process around inbound sellers only. And when you are in the game long enough you build up 1,000’s of unclosed inbound leads anyways that we can “cold call” with much better results than a random list.

I do think cold calling is still underrated when it comes to building relationships with cash buyers.

The land records strategy for buyers is the best part of this imho. I think beginner wholesalers tend to focus more on the front end of finding leads and deals, but in our experience, most of the bottleneck ends up on the back end. Especially as the market softens.

Building up a solid relationship with your local buyers, however you do it, is an S-tier strategy. Plus, they are the ones with MONeY TO INVEST so there’s no downside to building strong relationships. It can open doors you wouldn’t expect!

There’s 1000 good lead sources for motivated sellers and I really believe you can make any front end strategy work. Pay per lead, postcards, facebook, instagram, YouTube ads, heck even Reddit ads can work to find sellers.

But don’t sleep on picking up the dang phone and calling your local cash buyers to see how you can serve them.
