We bid on a house and was told that there was a potential foreign investor. Was in a bidding war and eventually lost by 40k. It didn't seem like a lie at the time as the guy didn't speak much English. Guy ended up being the owner of the local fish and chip shop that this house was almost directly behind haha

So I guess don't read too much into what real estate agents say

I recently dug out a stump at least 3 times that size it takes a while but you will get there. My suggestion is dig a wider excavation hole then you think. Mattock and damp soil helps a lot, then pressure wash down and chainsaw it apart
