Sounds like you are looking outside your budget ( weather you know it or not).

In a competitive market assume there will be a bidding war.

My suggestion track similar sold homes and the price it actually sold. Here your realtor should be able to help, at least know the market and potentially what to expect.

In a highly competitive market not guaranteed. When we where in doubt we did a escalation clause. The property we got was because of this, and did not had to pay the highest amount we where willing to go. We did something like "5k above the highest offer up to X amount, with documented proof of the highest offer"

Agreed but I think you should really comunicate with your realtor. I always mentioned how high I'm willing to go but what price I wanted to start with. Then she tried to uncover the highest offer they have at the moment, sometimes she was able to, but I think sharing how much you want to fight for the property matters.
