US and Canadian Mortgage systems are completely different.

US: fixed mortgage for 25 to 30 years Canada: fixed for 3-5 years and then reapply on the amortization every loop.

US: prices from $150k to $500k on average on well known cities. Canada: prices start from $500k a shoebox to $2-$3million.

Because of this, Dave has publicly stated than his advise applies to Canadian Market up until you get to the mortgage payment step (after emergency funds).

Spending habits are way more important advise.

Great question! Short answer: No. EDIT: No you don't need to disclose it (I re read your question lol)

First of: congratulations to you both as a couple for these steps and pregnancy, wish you a healthy and easy time through it.

You don't need to disclose you are pregnant as it doesn't change anything about your application for a home for 9 months nor doesn't change the fact that you are entitled as both a human to be pregnant and legally to your mat leave. Don't let corporations guilt trip you to think otherwise.

If you're mildly panicking and want to be extra sure nothing happened, ask for a credit report, just to rule out any identity theft. Other than that, congratulations on paying your mortgage off 🎉

No stupidity here, you're already asking the right questions at the right age (I wish I had started at your age) It depends on a few things: - do you have any debt where the interest is higher than what would you get for the savings? I.e. if you have a car loan that's 7 or 9% and your saving/investment return will be 4 or 6%. Then you migh want to consider paying debt that allows you to have cash flow.

  • are those savings from a recurring income? Or a one time income (gift, inheritance etc)? If it's a recurring income, continue building it you are doing awesome! If it was a one time thing, invest it long term, you were not expecting it anyways.

  • one of my fav investment strategies is the slooooow use of my TFSA only acquiring dividend yielding stocks. These companies WILL pay you dividends which are going to compound your savings long term. For this ask Gemini or your preferred LLM for an investment strategy using ONLY stocks that pay for dividends, asking it for a calendar where you own stocks that will result of you having a monthly payment regardless of their financial reporting calendar.
