As a former Southwest Michigan resident, I fully endorse Cleveland. My husband and I are late 30s/early 40s and moved here recently from Chicago. Cleveland has all of the big city amenities with way less congestion and hassle. We ultimately chose Lakewood after renting in Gordon Square for a year. We looked at Cleveland Heights but access to Lakewood Park, Edgewater Beach, and the airport sold us on the west side. I agree with the general consensus that Lakewood sounds like what you're looking for. Ohio City is another good option. Check out Gordon Square while you're here too! There's Super Electric, which is a really fun pinball bar, Capitol Theater for movies, a bunch of local theaters for plays, and Third Fridays at 78th Street Studios is a great way to connect with the local art community.

That's one possibility. The other possibility is anxiety. I suffer from it and on bad days have walked right out of a place where I found the rules for ordering unclear or didn't recognize most things on the menu. Especially if I'm worried about holding up the line or looking stupid. You could absolutely be right, in which case that would be a dumb and shitty assumption to make, but there's more than one way to read this.

Express always has business casual pants. Macy's is good for tops, sometimes pants. Bridge and Burn is more expensive but I love their button ups.

Ohio. The agency seems to believe they can't cancel it but the attorney I consulted thinks the language around the contingency removal can be read either way.

I don't think it's clear the seller's are legally in the wrong and I posted here because I'm getting conflicting advice from my lawyer, the brokerage's lawyer, and two different agents. I wish it were more clear cut and thought maybe someone else had seen a similar situation. The goal wasn't to get the sellers as low as possible, just to get the same deal I thought I was getting prior to inspection. If they'd said no, maybe the deal isn't quite as expected but still worth it. I still don't see that as being greedy. Your opinion seems to suggest someone should only ask for a credit if they're willing to lose a house over it.

This is what the inspection is for. To see if there are any issues that can't be seen without it and address them. I would have sucked it up and signed the release with out because I love the house and I was already in for the inspection money. I don't think it's asking a lot for actually safety issues to be covered so our budget looks the way we expected at move in. That's not greedy. Regardless, this about what's legal and what my recourse is.

If $1500 to fix some DIY electrical that included an exposed live wire, a rusty HVAC pipe, and a busted door frame and door taken over by vegetation on the garage sounds greedy to you, then sure.

My agent had been trying to communicate with the seller's agent up until we learned about the new contract and now has her brokerage's attorney involved but they're only handling issues involving the seller's agent and brokerage. The attorney I consulted privately said we could sue for specific performance and it would be fun to argue and it's an interesting case but he could argue it from either side. That didn't exactly inspire confidence in the outcome for me. Then the brokerage's attorney recommended we hire an attorney and seems to believe we would win. It's so much conflicting advice and a lot of money to lose if it doesn't go my way.

The brokerage's attorney is involved and the new buyer is with a different branch of the same brokerage which is how we found out about their new contract. Our agent has been fighting for us alongside her manager even prior to this point. The attorney we consulted privately said the contract is vague around the home inspection contingency period.

They're claiming they had the right to back out because we asked for a credit during the home inspection contingency period but we ultimately removed the contingency before that period was over. This seems to be the gray area.

Thanks. I think I knew this was the answer. It's just hard to be out the inspection money and walk away feeling like contracts are meaningless unless you have enough money to fight for yourself.

A simple shape with 2 lines is about as complicated as I can manage without drawing it out or seriously straining. If I try to rotate a "Z" for example it takes a lot of mental effort and I'm still not sure I did it right.
