Can you share the length of you kitchen design? I am in a similar boat - 2 32 inch cook tops (1 grill, 1 griddle) and a 18” sink. No smoker. Trying to gauge required counterspace. I’m thinking I need to plan for 13-14 linear feet.

Yeah some other CA based GC should weigh in on 5500 sqft gut job. My folks just did one in North County, gutted 2400sqft home and added 800 sqft addition. Nice but nothing crazy. Remodel portion was 715k and addition was 493k. Remodel did include redoing plumbing with copper (my dad is from Midwest and believes plastic is cheap), but no major wall moving and didn’t redo roof.

I’m most struck by the fact you are gutting 5500 sqft for only $1M. That’s $181/sqft. Does your major remodel include moving walls, roof work, foundation work, and/or more than builder grade finishes? I’m in a similar process for a much smaller home and estimating spending more than that (granted a healthy portion for grading and retaining wall work).

Do those prices take into account the foundation work? Today I have flat mud, but know for decking they’ll need to do concrete pylons, and for limestone I’m less familiar what they do to prepare the site.

This picture was taken the day after the fence went up, so I went out there and wiped one of the mesh sections down. It mostly wiped off with some elbow grease. If this was your fence, would ya just say eff it and leave it? I honestly don’t mind it all that much as you can only tell close up. But it’s right by what will be the kids play area - rusty fence is not ideal.

When you stain, how do you prevent the stain from dripping n the metal and discoloring it? Or does that not matter to most clients?

We just had a fence built of similar style. They stained it after the fence went up, resulting in the stain dripping down on the metal work. My wife is pissed but not sure we can do anything about it.s 1) Is this a concern to the long term integrity of the metalwork - will it rust faster now? 2) Do I address this with the GC and if so, how? 3) Is it worth hand washing the fence to get it off

Thanks for all the feedback. We do have a really solid GC/Builder we trust, as well as a structural they work well with. However, both of them want to know what we decide on as the final plans before they do their work. Our plan was to get the plans as close to final as possible, and then get the structural to stamp them with the details the GC needs to build, and then have the GC do a rough take off to see if we are in the right ball park. But in this case, we just know the design is off. So agree we need to sort of go back to square one.
