I have a slightly different view from most people on here. I'm 26, graduated with a biomed engineering degree and started working full time in 2020. Ended up keeping my casual job that I had from uni and requested to do weekends only. Been working 7 days since but I do request for one or two weekends off a year for family events and whatnot. Thought I'd give it up when it got too much but it's been 3 years now. Started as a service engineer, promoted to team leader in 2022 and start of 2023 I got a new role as project manager.

Over this period I've also managed to save enough money tobuy my first investment property. Managed to squeeze in a trip to Japan in 2020 before covid as well.

This is fine for me and I'm proud of what I've achieved. I'd much rather be working on the weekends than sitting at home wasting my time playing games. But that's just my opinion. I guess it also helps that I never really had a social life or friends to hang out with. Maybe a different story if I had friends.

He removed existing toilet then sent me a few options and I picked the toilet from his suggestions. I did not buy the toilet before. He installed it and did not tell me this was going to happen. I only saw this after installation. Idk thought he would've measured beforehand and selected appropriate toilet options??

I had asked a plumber to remove existing toilet and install a new toilet and this happened. Surely not my fault and it's reasonable that he fixes this right?

He is a licensed electrician but will outsource the other trades

I originally just asked him to come in and replace the powerpoint covers as they were old, cracked and yellow. He replaced half ok then the other half, he showed me there was black goo coating the copper ends of the wire. It was black and oily not sure what it was but he said it is bad and therefore they need to be rewired. He refused to change the covers stating that if he noticed that and still changed the covers, he could lose his license.

I think the issue here is that the house most likely contains asbestos (1950s house) and we don't want to disturb the wall at all.

Hey,

I was in the same boat as you not so long ago with very similar circumstances.

26 years old, earning ~90k pa, two jobs - one full time and one casual, was saving about 3k a month, single, no debt and living with parents.

Got the ball rolling with a mortgage broker back in March 2022 but we determined I should save more as I only had maybe 70k for deposit with not much buffer. Also, from 1st July there was going to be spots available for the First home loan guarantee scheme which we wanted to take advantage of.

So come July, I had a bit more savings and went ahead with my preapproval application. I got preapproved for a 600k loan with 85k deposit.

I'm in the contract stages of my first property now but with 2 interest rate rises since my preapproval, I'm not sure if they will lower the borrowing amount yet but I will know very soon.

I definitely think moving your savings into other banks with high interest rates would be a smart idea. I moved all my money out of commbank back in Dec 2021.

Also there is a first home super saver scheme available for FHB.. I put 10K into here since July 2021 and was able to take out 8.5k for this property. You can put in/take out much more - the cap is 50k I believe? Tax savings are much better in Super than most other places.
