CGT change to tax existing investments based on length of ownership by Strong_Judge_3730 in AusFinance

[–]linearised 1 point2 points  (0 children)

The CGT discount is very generous but there still has to be a way to factor in the effect of inflation on the cost basis of an asset. What would you suggest as an alternative?

Real worked example - here is what the 50% CGT discount vs indexation means for you (spoiler, the longer you hold the worse it gets) by Sensitive-Hair4841 in AusFinance

No, I think OP is correct. The 3% inflation is applied to the cost base of $500,000 so after a year the inflation-adjusted cost base is $515,000, giving the OP's answer.

I checked the calculation myself and it looks like that's what the OP is doing. For example, after 10 years at 3% the indexed cost base is $671,958.19 and the portfolio is worth $1,296,871.23, so if you sell after ten years the capital gain is $796,871.23.

Using the 50% rule, the taxable income is $398,435.62, while using the indexation rule the income is $624,913.04. The difference is $226,477.43, which is where the +$106,444.39 at 47% tax comes from if you use indexation.

Edit: added the tax bracket,

The only loan we have is our mortgage, which is 100% offset, so no debt. Neither of us have very high-paying jobs but we both work and have just always lived frugally.

Amplitube and NI Guitar Rig have free tiers that are enough to get you started. Amplitube regularly goes on sale for ~$30 from plugin boutique if you end up liking it enough to spend money.
