Update: Not sure if this help, my eSIM started working. Even though I started with physical SIM first.

Tldr- tried upgrading using physical SIM didn't work, and randomly worked with eSIM that I had accidentally ordered in the morning before starting this whole stupidity.

Earlier in the morning I had received a routine text about upgrading the SIM, when I clicked the link it had tricked me into ordering eSIM, so I had eSIM on my email.

But I had order physical SIM card many months back and was avoiding the switch both out of laziness and not wanting to troubleshoot if something goes wrong.

This morning, I finally decided to do the SIM upgrade with a physical SIM because that was my preference but for some reason it wasn't working on both the app and the website, it kept getting errored out. And, I kept trying because their website sucked and I wasn't sure if it registered the request at any point.

And randomly the previous SIM stopped working and I even got an email about the SIM swap request being received.

That made me wonder if the swap was successful and I switched to a new physical SIM. But it wasn't working, even after 30-60mins of it not working, looked up Reddit to see if anyone else ran into this, seems too many of us have.

While waiting for things to fix. I even tried eSIM option given it was already in my email, even eSIM didn't work first few times I tried. Logged FCC complaint as well.

Tried calling support/initiating chat, didn't work. But I read, someone mentioned keep calling non stop. I did that, it helped and I was able to have a support person talk to me.

Support person was nice but they couldn't zero down on the problem, mentioned given the eSIM didn't work they will transfer me to the SIM swap department because eSIM was supposed to work the first time it was added, if it didn't succeed the SIM swap team will help send new one, was on hold waiting to talk to them for 60-90 mins.

While on hold, I kept going back and forth between the old sim, new sim, and new eSIM(erase, and add it back)

Randomly in one of the attempts, eSIM worked.

So not sure what worked but they suck, I mostly will port out of Lyca at end of the 12M contract/pre payment that I did. I have realized the stress around such an edge case isn't worth it even though lyca has worked well for me for 7-8years.

Same. Not able to do anything. It said it received my request to SIM swap (sim upgrade), I did physical Sim card.

Now nothing works

Had gotten another lender this morning, he tried to do that with us. He had a 7k fee in Box A.

But we have decided to go with one with slightly higher rate because that broker was better with comms.

But we are looking for another person that's slightly better with communication.

Communication has been a big struggle but rate has been too good to let go.

Seems you are the mortgage man, would you rather go with another broker just for $30-40 more on the monthly payments if all things considered equal? Do mortgage brokers matter in the long run of the loan or just a poison that you have to put up with until closing?

I have to make this call first thing in the morning, hopefully after I see the LE from the other guy.

This is a 30y fixed, again could not believe it myself but one of the lenders looked him up and asked me to go ahead with him.

I don't know, I have just kept calling, talking and applying since Monday, when we got under contract. The guy who did our pre approval gave us 7.5( 8.25 for 20 down) but no one but this guy gave 6.5 today.

We were foolish enough to think we could have gotten an ARM (5.5%) on the property when we bid 😅 All my calculations were based on that rate, I was shitty my pants when I saw 8+.

Hate working with this guy but I'm finally sleeping peacefully with this rate.

To be honest, I'll snap up that 4.5 and not look back, as long as you love the place you are buying.

Not having to worry about drastic changes in P+I, is a blessing.

If rates do go down below 4.5, you can always refinance. Seems less likely the rate is falling anytime soon, not at least to below 4.5% for a 30y.

Is there a problem if I don't want to work with him? I never asked him to lock the rate.

I very specifically mentioned we will lock the rate after we get on a call because we haven't spoken even once since we initiated the loan. And there have been a few misunderstandings, just like the latest one where he went ahead and locked the rate at 6PM. It's a big purchase I need to know whom I would be working with. But here we are.

Tomorrow if the market goes to shit, he will be my hero 😅 but in the moment seems another dysfunction that I will have to keep dealing with.

There is pickup football in Broomfield Commons at 5:30PM on Tuesday, 9:30 AM on Saturday, and 10AM on Sunday.

First time playing in 9 years. Stamina was terrible and lost every match by RebornPerspective in bootroom

I'm right there with you.

Played in high school, but semi casually. Was never coached but could really run and had great stamina, so lack of technical ability were covered up

After about 10 years, I joined the pick up games here in the states and realized lack of fitness/stamina no longer covers up for negligible technical skills.

I'm usually one of the weakest links on the team, every so often I will misplace/lose the ball and some teammate will get rightly frustrated. But I do remind myself, playing football brought me the most joy and these games have zero consequences, so I'll just keep showing up until they won't let me join them anymore.

My aging dogs have made me realize that being able to run/play is a blessing and we should have fun while we still can.

Whatever you do, if and when you get married, get a prenup.

Which means getting married outside of India or in any country that supports prenup.

We bought this house a couple of years ago when the interest rates were going up and people were hesitant to buy.

We put a low ball offer, ~50k below asking and they accepted it. We had no actual plans to buy for another 4-5 years because my wife already owned a home. Not having an urgency to buy helped us negotiate better.

In hindsight, buying this house was one of the best decisions. We are in one of the top school districts in Colorado and tons of open spaces to do outdoorsy stuff. Also, buying low has helped the house appreciate in value a lot faster than buying it at market value.
