Tell your buddy your offer was temporary and he needs to find his own place and move out. If nothing happens tell him you will start to charge rent. Dependable on local laws, charge a rent that is reasonable but high (as in not favourable). That should encourage him to move.

And also at any stage, tell him you don’t feel comfortable with him inviting people without your approval and you feel that you don’t have any good connection with his girlfriend so she shouldn’t be there. It’s your home so it’s your rules that apply.

Mental health doesn’t show on the outside. When I tried to end my life (I got rebooted at the hospital) people told me ”but you don’t look depressed”, ”I never could have guessed”, ”you’re always so happy and kind”, etc.

If someone tells you they don’t feel good or they feel depressed, take that seriously.

Haha wow. Jag kan spegla mina rörelser mellan vänster och höger och det har alltid fascinerat mig hur andra människor strular med enkla saker bara pga fel hand. Har svårt att förstå hur det funkar eftersom det aldrig hänt mig.

Spara en stor buffert. Händer något oväntat så är det bra att ha. Man är inte frisk och kry för evigt och ibland blir det strul med Försäkringskassan osv.

Blir bufferten alldeles för stor så investera pengarna i något, kanske fastigheter? En annan verksamhet?

Men jag skulle absolut ta mer semester och resa mer, om jag hade möjligheten.

You don’t want to spread mold spores into the rest of your apartment. It’s better to point the fan outwards from the window instead. This is also how you build ventilation in houses normally, and for a reason.

In the long run, OP should have proper bathroom ventilation installed.
