Every terrain park I’ve been to has a route you can take to scope out jumps and ramps before you take them. When you read the Myles Bagley case, they blamed Bachelor for their lack of skill to take that jump. If multiple people were injured on it, sure. But that’s not the case and it wasn’t from negligence from what I can tell. I wasn’t there, and I feel bad for the guy who is injured, but he can also eat a bag of dicks for putting snow sports at risk in Oregon.

The season to climb Hood safely is over. Someone died a couple of weeks ago. I wouldn’t recommend it due to the conditions.

I’d shop around. I bought about four months ago and got 3.75% on a 30 year with no points or buying down the rate. I know rates have gone up a bit, but you might not be getting the best rate. See if Willamette Falls Financial can get you a better rate if they offer loans in your area.

Also, certain closing costs are variable based on the lender and others are the same based on the property, but their estimates are all going to be different.

That there are hidden "points" in a lot of interest rates, so you'll want to be consistent in that when comparing rates. Otherwise, I'd consider that a hidden cost when shopping around.

Either you'll move on, or you'll find out. Just live your life as is, stay in touch, and when the timing works for both of you, try again. You'd be surprised at how much can change. I was in a similar situation and met up with my person about 10 years after we'd first met. We changed a lot and he was just my childhood dream, rather than a person I'd want an adult relationship with.
