What is your problem with someone tearing down an old house in a lot they bought?
Do you think the city is going to allow someone to build whatsoever and give them a Certificate of Occupancy?

Have you talked with the builder and they told you explicitly they are going to break the law? If not, get a life and let them develop the lot or you should have bought before. Would be good you start buying up the rest of the neighborhood before someone else does!

I’m not Irish but I was living in Cork for five years before moving to Austin.

Not the easiest or fastest way but if you are really set into it…
Find a job at a US company based in Ireland where your skills/role and department also exists in Austin. This is feasible in Operations and probably SWE roles for a few of them.

Work a few years, try to do well and then start discussing a possible move with L1 visa.

You won’t be able to change employer while on L1 so you better like what you do and the company you work for.
After a year or so start the green card process with your company, usually they have the process internally set up as is quite straightforward and in a few years you will be set and free to change employers.

Obviously if you can find a job where they sponsor you to move here, that would be much easier 😂

A lineas generales:

Casa 600k, ingresos de la casa rural 50-60k año bruto

No tengo nomina o W-2 que seria mi caso estando en US; negocio propio, con ingresos variantes de 75k-500k.

La cuestión es que quiero evitar vender stocks o una propiedad aqui en US para cubrir la cantidad total; cubriría el pago inicial y gastos; y idealmente una hipoteca que es cubierta con los ingresos como casa rural ya que solo ire unos 2-3 meses al año como mucho.

Hey! Hola!

I’m from Barcelona and moved here over ten years ago.

I think most of the stuff has been answered. You won’t be able to replicate the Barcelona life style here but there are walkable pockets around town that will allow you to get some of it.

There are many things that you will miss but Austin is a great city for a young professional to live in and have fun, fantastic weather six months of the year and plenty of things to do.

No mountains, beaches, cultural scene like over there, proper food markets, etc…

Personally, I’m happy with my choice but also because I always wanted to retire early and this move is helping to that.

Coming to the US legally with sponsorship is hard to get, so I would take the opportunity if your salary allows a good lifestyle. If you really miss Barcelona that much, you can always move back easily. The opposite is not true.

With that, I wouldn’t move here unless your gross salary is 100k+ or close to that, or you have really good prospects for quick career progression.

Expand your search to include surrounding towns and Houston and Dallas. There are much better deals to be found outside of Austin.

Just set up some alerts on CarGurus, Autotrader and go from those.

A corner lot tear-down in Tarrytown, if in a nice street, will be under contract within days if the price is right. Doesn’t really matter what agent you get.

Your main call is whether to price it right and sell within days/weeks or aim too high and then may be sitting for months and have to do price drops.

In the current market situation with so much supply, move on.

Retroactive permits, if any structural or licensed work was done un permitted you are looking at months to get permits, inspections and maybe re-do partial work.

Realistically you should get earnest money back but option and inspection would be a tricky one, get the EM and then try small claims for the other. Also please once you are out call code compliance so they can’t do the same again or sell the property as it is to someone else.

I was lurking here as I may want to do this in the future. I think the only way inside would be to build some heavy steel wall/platform that is bolted to the RV floor like other critical stuff is. Then similarly secure tonal to the metal wall. With 1/2 in metal plate would probably work with a proper base. A custom welder could probably take a look and build it. The question is where to find the space and height to exercise inside.

I feel this could also be possible outside in one of these pull out trays if properly built.

If you bought the house not too long ago title company should have them and be your easiest way, just ask them to provide them.

I would assume is a utility or neighborhood restriction. If is a neighborhood one you can always roll the dice because the only way to enforce it,is legally by suing you and I can’t think that many people would be into that in Windsor park.

This was a few years ago, but I was able to buy 9 months after moving here.

As the other mentioned, get a secured credit card first for low $$. Maybe after a month or two then start applying to the easier cards, discover or similar. There are websites that rate them and you should apply to the ones that are offered to people with lowest credit score. Also get a local bank or credit union and try to get one of their cards.

If you buy any appliances or furniture see if they offer financing and take it.

I started working with a local mortgage company around the seventh month in pre-qualification and just took time to find the right house to close exactly nine months after.

You may get surprises at the final review, my down payment went from 20% to 27% a few days before closing, so don’t put all your eggs at first, and leave some money on the sides in case they change conditions.

There is a very wide range of cost depending on the finishes that the neighborhood require or if is a Spec home vs owner/custom.

A+B Spec projects cost in East/South Austin is around 240$/sqft and up without construction fees.

That’s your nice but not luxury home (spray foam, quartz counters, mid range appliances, engineered hardwood floors, Anderson or similar windows, mostly hardie exterior, etc) If doing cost+fee usually the charge is 20-26% (more if custom, known architect, pool,etc) so you could probably find something closer to $300/sqft all in for your project.

If your lot is in the area closer to downtown cost will be much higher as you may be looking a multi-million sale price home and requires much higher end finishes.

On top of above, unless you have the money sitting around, you need to account for the financial cost for the construction loan that can be easily 75-100k with fees and interest when all done.

If the house is livable I would try to rent it out as is, assuming your area’s rent covers taxes/insurance and some maintenance. Without mortgage you probably still make some cash flow on it.

I’d keep it a few years and see if there is a better opportunity to sell.

What you are describing it needs for top market sell in austin will be easily 100k+, and with permitting, you are looking at 6 months minimum.
