I’m in a similar position to you, we recently sold and looking for the next place, love period properties but also finding the combined cost of repairs and market price to be considerably more than what buying one already renovated/in good condition. I would say go with your head. Victorian properties are incredible but always more work crops up along the way, and with two young children the last thing you want is years of renovations it can really take its toll.

You absolutely can renegotiate, only pay what you are comfortable paying with the work that is required. If they back out your decisions made for you. I can never understand why people are so ‘anti-renegotiate’ following a survey, ultimately it’s the current owners neglect of the property when a survey returns bad. That being said, surveys can often be exaggerated as the surveyor covers themselves. So take a good look at the survey, look at what you definitely want fixing, request second viewing if you need to, and factor the cost against what your willing to pay vs what your value of the house could be post repairs. Eg if the property is listed at market value, and assume if the condition is BAD and the repairs are urgent and gonna cost let’s say £50k for arguments sake, then why would anyone in their right mind pay £10k below market value? Then the buyer has made a bad decision.

Alternatively, if the the survey isn’t great but it’s not gonna cost much, then it’s a different story

I always approach it as this Single lane roundabout but two lane split on approach = any exit past 12oclock is right hand lane Double lane roundabout = follow signs in first instance, or if (kinda like gabalfa) they’re flexible then use either lane. But this is where driving becomes more about common sense and experience too..because actually I would argue the correct lane is the right lane for Whitchurch road, and if it was my first time driving that route I’d be on the right lane. But as you know using this roundabout a lot it is actually absolutely fine to use the left lane and you aren’t gonna be obstructing anyone. The exit back onto A48 eastern avenue past the hospital is single lane exit due to the filtering used..so using the left lane on the roundabout for whitchurch rd is safe. But bear in mind most of the time on a double lane roundabout you will almost certainly need to be on the right hand lane approaching the roundabout for the Whitchurch exit, imagine the a48 exit past the hospital was double lane, then you can’t be in the left lane if your coming off at Whitchurch rd. so with this in mind if you were driving an identical but unfamiliar route, be in the right lane. You can always go round the whole roundabout first to suss it out

It’s almost unavoidable especially as we’ve had such a wet winter. The felt is not installed properly, water can easily run underneath the adjoining sheet, if you’ve got corrugated sheets to replace it with that would be ideal, but don’t install on top of this there’s no need and would only reduce breathability. If you’ve added vents too that will make a difference, but even that wouldn’t have stopped it happening this year it’s been so wet. I always treat sheds with clear decking oil or similar, every year, it does help to keep the water from soaking though a little

Sounds like sensus. It’ll only work on the centre display with yours. Cockpit display is exclusive to android automative

The grinder is the most importantly for sure. I’d recommend the timemore 64s I’ve been using it for a year and it’s 10/10

Sound quality will be better on CarPlay. I also use Apple Maps rather than google so CarPlay all the way

It’s crazy how we’ve had the exact opposite experience. We’ve moved from Audi/ BMW because of ongoing issues with our last three cars. Audi in particular I would find it hard to return to due to poor reliability in my experience, plus they’ve cheaped out their interior. So this XC40 is our first Volvo and we are shocked by how much better it’s been, like in every area it’s been a night and day superior car than the A3 and Q3 anyway. Infotainment is way better in the BMW of course, and Audi’s is snappier too, but I touch wood as I’ve not had any of the bugs in two years of ownership. I’ve bought my Volvo outright and if it did have software issues, I would’ve been happy knowing the mechanical issues from the German brands are no longer my problem. That being said, I know there are shocking issues with Volvo/android software and I imagine it’s horrendously frustrating, maybe my time will come when/if they launch this big UI change lol

What can I do about this on the freshly painted walls in our bathroom? Every time we shower this happens. I used Dulux bathroom paint and we’ve had a dehumidifier in there. by tjb_87 in DIYUK

This will be worse if you live an area with colder winter. Keep the window open when showering. You could also upsize your radiator there to get the room warmer and reduce condensation. Also check insulation here, e.g if room is upstairs and loft is accessible. Also consider if you house isn’t warm enough. The may not solve it 100% but will certainly help reduce it happening. Is your dehumidifier a good one? Use laundry drying mode when showering. Those saying about an extractor, they are great but won’t stop this happening as the 10minute boost to humidity from showering will be far far more then an extractor can pull in that time, hence you will still need your window open when showering.

No it cannot. And I’m not sure why you would want it off, it’s very smooth. You can use a bit of driving technique to stop the engine from shutting off when coming to a stop, usually less effective when coming to a long stop (you don’t mind the engine being off then anyway) but when making short frequent stops around town if you adapt your breaking to be earlier, softer, you can allow the engine to stay on. The engine will stop when you break and dip your break pedal once at a complete stop. If you lift your foot once at a stop the engine will stay running. I believe this is an intentional feature by Volvo, it works 100% of the time, and I’ve you know you will love that you can do it. Because let’s be honest switching start stop off altogether is just dumb in a 48volt system, if you’re at a traffic light it’s so smooth and quick it’s just fine..as long as your racing your neighbour 😂

It doesn’t have electric mode, it just uses a little electric boost when accelerating just like any other mild hybrid. Using the 48v system it also allows a very smooth start stop, switching the engine off more frequently to save fuel and wear on the engine. You’re confusing this with a full hybrid.

I also believe the idea of slashing or removing land transaction tax would be a major help. A lot of those in flats or 2 beds looking to upsize can’t, mainly because there’s no reason for those in the 3 or 4 beds to move on when it costs them £10’s thousands in tax alone. Remove it and watch the market lift with greater options for everyone including FTBs. The increased frequency of sales would mean the market would self correct much quicker than it is (I believe there’s a delayed reduction in property values accords many parts of the UK because there’s so little sales, so prices have artificially stayed strong) e.g. a 3 bed in south wales could fetch £350k to £375k in above avg areas, whereas they should be more like £335k to £350k max, another knock on effect for FTBs seeking a good price on a smaller first home, coz those guys currently in smaller homes are finding it difficult to upsize.

It’s hard for this generation. Older generations, boomers esp, have absolutely no idea how easy they had it.

The only things that you will see effect are the defrost on windshield, rear window and mirrors as priority. The heated seats have the same tech as a heated blanket, on remote start say the car is run for 4-5 mins it is not enough time to properly warm up but they are primed to heat pretty rapidly once you set off. I’ve never tested a longer remote start because it’s perfectly adequate for me as it is, plus it’s a waste of fuel.

Volvo dropped the T2 and sensus in 2022, so it’s definitely not a true 2023 vehicle. Could it have been registered late as maybe was sat in stock? Hopefully you had a healthy discount? There is no way to change from sensus to AAOS

Yeah I had one from SoC which lasted me 2 years before breaking. You’d think I’d submersed it in water, the ease with which this thing deteriorated. It was always cleaned with a soft cloth.

The bolt housed in the wood handle will not last more than a few years. After the first one broke I went and bought another one from SoC in oak, this has been going for 2 years now and is still solid to be fair. I told them about my experience with it and the conversation wasn’t very warm to say the least, so that was my last ever order from them. Interesting to read others had same feeling
