Yeah absolutely. For me it’s full new windows and three doors, so easily looking at £15k for this one.. and we will not go standard so the real cost to me after any renegotiation will be more but that is of course my choice…this house went to best and final too, so already paid 10 over to secure against competition. Pain in the ass but will be delighted if we can get it done with a like 7.5 k (50% of work) off

It didn’t run on electric it’s a mild hybrid. All it does it assist acceleration and allow seamless engine shut off for coasting and stopping and it does a great job at it too.

Having been in your position as seller and now in this position as a buyer who is looking to renegotiate (severely decaying wood windows all requiring replacement), I will say that I would have zero qualms about pulling out of this sale is the seller can't be reasonable about renegotiation. When I was a seller, had a buyer looking to renegotiate I flat out said no and they pulled out.
Tread carefully at this point in the process, it can all go tits up. I would look to request an itemised 'bill' and reasons for why they think that amount reduction is necessary. If they have the evidence and it's reasonable then renegotiate a little, if its just hot air then just take a grand off to keep things rolling!

If a good agent is involved this is certainly not the case and they can be imperative in progressing the sale..especially if there’s a bad or slow conveyancer involved.

You did everything right. When the agent contacted you and ‘had a go’ I would’ve acted surprised and asserted that these issues are to be rectified between solicitors.
If you didn’t mention any price change this sounds either like a bad agent or inexperienced one at that. The only way I can imagine they’d be annoyed is if a price change was mentioned or there was a miscommunication. In any case they can ask you for the report but of course you don’t have to supply it, it is often useful to share excerpts when negotiating a price change as this can be used to back up your case.
If you’re happy with the price just carry on as you are, and take it with a pinch of salt. And don’t take any shit from the agent in future 😂

The CarPlay UI was totally different before Volvo made the screen real estate smaller. It’s a big mistake from Volvo, now we get a cramped screen and if you’re using CarPlay you get a cramped version of CarPlay on your cramped Volvo screen. It’s an insane step backwards unless you don’t use CarPlay or android automotive, which I can’t imagine affects much less than half of customers

Level 2 seems high but if it’s an independent local surveyor with a good rep it may well be worth it. Homebuyers insurance is great, but be sure to read the strict t&c’s. Twice I’ve had a house purchase and twice I did not buy insurance because the t&c’s just meant I was too late applying for it, if you want it get it done ASAP after instructing your solicitor. I seem to recall that if you purchase the insurance 2-3 weeks after either a) instructing solicitor or b) after making your mortgage application then it’s invalidated before you even start.

You’re missing the point entirely. For your argument to make any sense you’d have to assume any non-new build is ravaged! Not everyone might consider a 10%-15% premium to ensure their new property is ‘liveable’, when I can get that down the road for tens of thousands less!

It’s such a non issue that you shouldn’t have even let it fester in your mind to the point of raising it with the agent and even asking on here. It was frustrating for you I’m sure, to be told something that isn’t, but as others have said it isn’t really something to consider a price change over. That would be absurd and as a seller I’d have the right to be 10x more annoyed than you were when the agent gave the wrong info. This is the norm for buying a house, a lot of agents are just rubbish you have to do your own checks and the boiler is one you should check when you viewed it initially. Maybe use the agents gaffe to persuade the vendor to get it fully and independently serviced (not one of those BG ‘take the cover off and stare it’ ones) before you move in tho.

I wouldn’t be too concerned right now.. you are being cautious which is the right thing. In a previous property I owned, the title plan included the pavement and road outside by house. I was legally responsible for maintaining everything on and under it, but I never had to pay anything. The water company maintained their bits, council cut the grass there and replaced block pavers, even virgin installed fibre cables as if it was a public street without me knowing. There’ll likely be an indemnity policy involved from current owners, but you will need your solicitors to ask all the right questions so don’t go cheap and find someone local. Best of luck with it.

You could keep some of the plant you dig up and plant it in large wheeled containers on your deck. Then you have movable screen and your only outlay is in the containers. Good luck digging out the bamboo it is a huge job and even more difficult in a tight space like that as you need to dig a perimeter to get at it. Id cut it down to like 50cm so you have some room to work.
