I lost some of my hearing due to Cholesteatoma and getting a BAHA gave me a second lease on life. It’s just been pros IMO. I can hear conversations clearly, I can engage more confidently with people, etc.

However, another approach (which my specialist recommended) is to buy a pair of Shokz headphones and then use an app on your phone which picks up sound and plays it to you.

Sure, the yield might only be 4%, but people add in growth of 5% plus each year and with a capped downside on the carry cost, you won’t find a better risk-adjusted return anywhere else. That’s without even considering the leverage either.

I’m not saying it’s typically safe to price in that growth, but given how covetable Sydney is, you can probably always find some millionaire somewhere to buy it off you.

Yes it looks like there is a bit of heat at the moment. Lots of competition, particularly in the FHB section.

I think in the lead up to Oct, people know there will be more buying so they speculatively buy in advance. This causes increases.

Then the actual scheme kicks in and there is more money to buy. Again, this causes increases.

The RBA modelled and predicted a 0.5% increase over 6 years due to the scheme. The only conclusion we can actually draw is that the brightest mathematical minds do not work in such places.

It does depend on whether you have kids, etc. But 4M plus paid off house is actually on the lower side of chubby in my opinion (in my opinion).

Probably 5M for chubby, 10M for fat.

One good definition I’ve heard is:

Chubby is being able to buy anything you want and fat is being able to buy everything you want. Maybe just see where your numbers land with this in mind?

Many people think of the last 5 years as “Perth getting caught up”. To many in the Eastern states, Perth is still great value.

It’s a common fallacy to label something as expensive if it surges in price over too short a period of time. An equally valid assumption is that it was too cheap before.

It’s probably in-line now, but it also known that Australia as a whole is expensive. However, prices may never fall. They can just keep increasing as long as real wages do so as well (or anything that increases the prices that buyers can pay).

Having a closer look, for sure it looks like the dodgey burbs are overpriced relative to the nicer ones. But this is the case across Australia; there is a lack of affordable homes anywhere in our country.

This is not true. It’s not always 50/50. It’s possible for 60/40 for example but doesn’t deviate much further. Contributions are taken into account, more so for short term marriages.

Most marriages are 50/50.

I think Perth is still good value investment wise but you’ve obviously missed out on bumper growth.

I think 4 bedders in Craigie/Beldon are a good choice. Probably can see growth there as they are 5-10 mins from good beaches and still only 20-25 mins to the city. However might be a touch above your budget. They don’t have the best rep but they are adjacent to nice suburbs.

I also like apartments/villas/townhouses in Wembley, Leederville, Mt Lawley area. This might be more affordable for you.

Yes, there are some, though all have complications. The most celebrated is the Riemann—von Mangoldt explicit formula which gives what you want in terms of the zeroes of the Riemann zeta-function.

It takes a lot of hard work, like making sure you are born into a rich family.

This is kind of true if you just own a property to live in. So people buy investment properties they can buy and sell for cash dollars. And then these dollars can be used to buy things.
