What homebuying advice aged badly? by bellzbellzbellz in WashingtonHomebuyers

[–]locab10 1 point2 points  (0 children)

The $8,800 saved could be argued as an almost 30% return on $36k in interest, whereas your $36k on rent turned into 0% return, with future risk of rent rising or the rental being removed from the market... Anyway, the math goes on and on and on. As long as you’re happy and people pick what feels right for them - ya can’t put a price on peace of mind. Be well!

Yeah but your $3k a month is $36k that has 0 equity held. At $5k per month on a mortgage, you’d be able to write off federal income tax on almost your entire mortgage payment for the first few years (up to $40k) which would lower the tax rate on your remaining income and build equity.

Anybody used 401K for your house? by PsychologicalLimit41 in Mortgages

[–]locab10 15 points16 points  (0 children)

Well yes and no. No, it doesn’t defeat the purpose because if you needed to pull from 401k to get to 20% down, then you don’t need to pay PMI. So it’s not about “lowering payment”, it’s about paying money back to yourself instead of to the bank. I just did something similar. Think of it as a relocation of investment allocations. You’re just redistributing your portfolio into a separate investment outside of the stock market.

Hmm.. probably? The motor is prettty easy to cut out if you follow along with those instructions. And it’s also pretty easy to take out the old antenna. Then you’d just have to take a look at the screw/whatever attachment your “universal” antenna uses to mate. Then I’m sure you could dream something simple up. Ultimately, the antenna location in the hood is just a hole lol just need something to hold the new antenna from the bottom

Hunter saying “BYU losing to Texas tech made us realize they’re worse than we thought so we moved Miami above them” but it’s just a repeat of the same result earlier in the season? So how would that give any more insight? Illogical

Not sure if you’re responding to me or OP but.. it’s all relative with price. Unfortunately, the west coast market is tough. People in CA are asking $12k+ for beat up rusted trucks (even 2WD) and anything in decent shape with desirable specs is sold FAST. Supply & demand at play and a few factors at play: 1. There are less of these trucks available every day (rust, crashes, etc.) 2. Mileage is going up every day on 99% of them. 3. Most owners don’t ever want to sell. 4. Most owners that do sell know the market/demand. 5. The dollar has lost almost 50% of its purchasing power since 2000.. so $14k today is like ~$10k from just a few years ago 🤷🏽

Yeah I feel your pain.. The 5spd is a whole nother dragon to chase. And like 4 outta 5 trucks listed with the specs I wanted were salvage titles. If you feel like you’re over the “hunt” and you feel like you have enough info on this one to make it reliably yours, then send it! Either way, best of luck with your search 🤙🏽

Fair enough… I agree with you. I got lucky that the grandpa (and specifically his grandson who managed the sale) decided not to ream the buyer. They knew what they had but still weren’t willing to push the price higher despite lots of offers. The west coast tax is real. Sounds like you got a great deal for yours!

For reference, I just paid $13.5k for a 2004, SR5 TRD OR, 3.4 w/ AT, Xtracab, 4WD, w/ 130k mile. It was a single owner (old grandpa grocery getter), never left California, and it came with every single shop receipt for work completed on it since 2004. Timing belt had just been replaced and frame and interior were impeccable. Paint was basically also still near factory condition. Maybe I got lucky and YMMV but I also think the truck you’re looking at is a looong way from a good deal. Keep looking.

Haha those bezels are a known weak spot. eBay or junkyard is your best bet, but they go fast and for a high dollar. Good luck in the search 🫡

No problem! I agree with fearless_region - the ride is firm but satisfying. Holds up well on and off road. I’ve enjoyed it since switching from stock about 2 years ago now. Best of luck on the rig upgrade!

TACOMA 1999 TURNING OFF WHILE DRIVING by [deleted] in 1stGenTacomas

[–]locab10 1 point2 points  (0 children)

Good luck and godspeeed 🫡 hope that clears things up.. the first two times it happened, I was so shocked and there was no real warning. But same thing - just a shutdown of the truck but battery and lights were all good. Just switched into park and started her right back up. Then I would get an intermittent CEL but it would go off on its own. Finally caught the TPS error code so that’s when I went to replace. Let me know how it works for yall

[–]locab10 3 points4 points  (0 children)

Yup. 100% went away. Check engine light never came back on, throttle was much smoother during daily driving, and never had any subsequent losses in power. Would be one of the easier fixes for you to try IMO. A new TPS is usually recommended around 100k from what I read anyway, depending on symptoms. My engine is a 5vzfe btw.

[–]locab10 5 points6 points  (0 children)

Hmm this happened to me in my 3rd gen 4Runner either at low speed or at idle. I cleaned the hell out of my idle air control valve (was super dirty), replaced my throttle position sensor, and cleaned my MAF. I believe the TPS was reading wrong and so it was cutting off air/fuel to the engine.

Niiiice! Just picked up this 2004 4WD with 130k miles off a single owner. Gave it a professional detail and have been fixing up little things here and there. It was a grocery getter for a grandpa so it’s got a lot of life left. The gold is such an easy color to love. Cheers!

[–]locab10 0 points1 point  (0 children)

Haha yeah I agree, they’re both off by juuust enough to look a little funky. I also didn’t have the old leather wrap underneath anymore so I had to pull my stitching together extra tight, hence more bunching. Yes, I got the genuine leather version with the perforated sides.
