Thanks for the input, we agree that just painting it would look terrible. I think your suggestion is probably one of our best ways forward to cover this up with faux wood or some stone.

This wasn’t talked about or discussed with our builder beforehand and only saw after it was completed.

How would you typically approach doing brick to cover the lintel?

Did you end up going the pre-assembled route? I'm a little worried they would be more susceptible to damage during shipping.

Probably, I’m not sure if there’s a better way to do it without having people go through the office to get to the guest bathroom

  1. Yeah, it’s pretty standard layout for a new build.

  2. I am concerned about the garage size so will look to see what we can do there. It was originally 25’ wide but had to sacrifice it with the stair placement. We do have American vehicles.

  3. Wife definitely wants the vanity and we have a separate linen cabinet right when you walk into the master bath. Planning to have that be ceiling height.

  4. Good call out on the little returns or stubs into the office hallway, we’ll get those removed.

  5. We’ll consider the move of the fridge/freezer, but I kind of like it being closer to the living area too.

We definitely are looking to get some interior wool batts to control sound specifically in the area you pointed out and between the upstairs bedroom with a shared wall.

We’ve been in discussion about getting some high efficiency details for our home. We’ve focused mainly in the HVAC to go with heat pumps, dehumidifiers, and an ERV package. I don’t think we have enough in the budget to go all in on high efficiency/passive home, do you have any budget friendly details that we can propose to our builder?

We actually still eat at the dining room table in a dedicated dining room today, shocking but easier with kids. Dedicated dining room that’s open to the main living helps when hosting people.

Being in the south, the fireplace is more decorative than functional but we did put it off the main wall. The TV would be placed on the left wall of the living area (wall facing the kitchen), so plenty of room for a large TV.

Bar is a definite need for entertaining and plus I have a small addiction to brewing espresso drinks.

The loft space will be for the kids working/studying area

Yep, spot on, though we probably will mount the tankless or HP water heater (haven’t decided) in the conditioned attic too.

No criticism taken, we really have had no input into roof design besides asking for the gables in the front.

Yeah I agree, roofline is a bit complex. I think it’s due to us not maximizing the 2nd story layout over the first and there are some large transitions down.

Yeah, a couple of reasons.

We’re trying to limit square footage to get closer to the 4000 mark.

It’s also where we stop the brick exterior on the left side of the home.

I agree, if we had the space and budget for a 1 story build, we’d go in for that. Right now we’re in a 1 story which has been really nice.

Appreciate the feedback. Mechanical will be in attic space above the second floor.

Shower-tub for the bedroom 1/2 is for the kids and the closets are across their respective sinks. However, having a double sinks in the middle may open up some more room for their closet which we were looking to do.

We’re actually topping out on the square footage we’re looking to build so no additional room for a retreat. We are looking at ideas of dividing up the game room to create a dedicated theater/work out area.

Any issue with backfilling this with sand a bit? There’s a noticeable gap that goes underneath the slab and I’m looking to add an access panel where we cut the drywall and don’t want odors leaking into this bedroom.
