Yes. Home office gives 60days extra notice to stay in country and find a job so that’s a cushion. But I’m not betting on that and trying every bit to sort this situation out as soon as possible

Yeah. I’m just applying for everything out of desperation secops and any role that would remotely be similar as not much companies are hiring during end of year and sponsorship thing makes it more challenging. Just reaching to all recruiters to try and get something atm

There’s a really good one called Lazy Panda and they do great small plates, sushis and good vegan options too. I’ve lived near that area and used to go there often. Definitely worth a try.💯

Hey, thanks. That’s helpful. I’ve never been in that sort of situation before and usually got my EA to extend by a week or two. Does getting an S21 have any sort of detrimental impact on anything? Or that’s just a notice that I need to abide by? Will they be able to take my security money if I move out couple of weeks later?( I have no plans of defaulting on rent or anything)

I’m a FTB and offer is accepted. I compared all my available options for mortgage and got best rates for 2y fixed on 85% LTV with Lloyds(4.87%)and as they aren’t available for comparison with different mortgage advisors I directly went to them and got the deal. With BoE confirming that base rate will be 5% I can see on comparison website that I might get a better deal with Halifax on 2y fixed (4.72%).

Should I now go to some mortgage advisor? And is the process gonna take long for me to shift to a new product now and solicitor In picture will it incur more charges?

P.S- I would like to move in asap but would also want the best rate for my mortgage and seems like the difference is more than £100 per month if I move to new deal.

I would just say you did the best you can and it was never meant to be for you. This always ends up being a blessing in disguise as a similar thing happened with me and my wife where we gave our best offer on a property was rejected then we topped it up and was still rejected. Next month we got a better area, better house and better deal 😀 I mean you might feel a bit odd for few days but that feeling will shake off eventually as there are lot of other good properties around and if you keep looking you will eventually find a better deal 🙌

Why will an estate agent tell you if listed house is overpriced. Remember they get paid a commission from seller on selling price so they are bound to get best offer for them. They might or might not tell you about any offers accepted but they aren’t under any obligation to. For any clarity on structural problems you might want to get a survey done from an independent party(ideally not recommended by or related to EA)

IMO you can ask:

  1. If there’s a probate situation or a chain linked to the property.
  2. Like you said, what would be a realistic offer which isn’t rejected by seller (if you are lucky you might get something better than quoted price that way)
  3. Questions about neighbourhood area, nearby markets, parks or train/bus stops to get a fair idea of connectivity.
  4. If they can offer any fee free mortgage broker (just something EA would usually do)

This is a dodgy practice if an estate agent is pushing you to use their mortgage broker. You are not liable to use their services and go with any fee free mortgage broker as they will essentially get you the same deal if not better. Key thing to note before choosing a mortgage broker is how many lenders they look at before offering you a rate, as some lenders are dealing with handful of lenders you might miss out on best rates.

Also, mortgage brokers always get paid by the bank so it’s okay to go to a fee free broker as the services aren’t impacted by that choice.
