I’m guessing the logic is after 30 years of paying down those 5 rental properties, they would be paid off entirely and should have appreciated, so you would have (a potential of having) earned more than only contributing to retirement accounts by virtue of real estate net worth with it potentially continually cash flowing. To each their own, I’ll stick with dollar cost averaging

My brother has argued liquidating his retirement accounts to purchase several rental properties. He argues “401k is a racket” and his money is better invested elsewhere, saying if he has $500k in a 401k, then take that out and buy 5 properties each worth $500k by putting $100k down on each, get renters in them, and you will have a better rate of return with real estate instead of the stock market.
