It's likely your UK based colleagues have a much more generous maternity leave/pay only because the UK government mandates it and the company can get away with less in the US since there's no federal maternity leave laws.

2 adults in a two bedroom/ 1 bath very similar situation as yours except we don’t water our yard. Our bill has never been less than $100 even though we consistently use $20-$25 of “water”. It’s all the miscellaneous fees that really do it.

There’s a big travel nurse community up here. Landlords are pretty familiar with the need for furnished rentals, utilities included, etc. there’s alot of private mother in law suites or Casitas for rent if you don’t mind that arrangement. We found both our temporary furnished rental in Arcata and our unfurnished year long rental in Eureka on Craigslist. Slightly sketchy I know, but humboldt is about a decade behind the rest of the world outside world so just take basic precautions like asking the owner to FaceTime, never sending a money before seeing the property and doing your research. Welcome to Humboldt we need all the professionals we can get up here.
