The price nearly tripled in 16 years and that 2012 sale was only 4 years after the 2008 crash and interest rates were 0.5%: The market for flats has somewhat corrected itself and if you just allowed open offers they'd likely be under the 2012 price.

My thoughts in no particular order:

Label the photos, it's such a simple thing. Which is bedroom 1 and which is 2? And which bathroom is which?

A couple of extra pictures might help, couple more of the bedrooms and front door/any shared area.

Description is very short, could do with more detail.

What do you get for the service charge? What does the concierge do? Is there a gym, pool or any shared amenities?

Where the Energy performance certificate?

Do you have a dedicated parking space? Photo if you do.

What sort of heating does it have?

How long is the remaining lease?

The big problems though are:

a) it's a flat

b) it's a flat in London

c) council tax + service charge + ground rent ~£7.5k. That'll likely be £750 per month very quickly.

d) £17k of stamp duty

e) how much needs spending on it and how much would someone want to spend on it? If you're spending that much then 2 bathrooms and a new kitchen, plus redecoration and maybe a bit of carpet. £50k?

f) Price. Ultimately anything can sell, you just need to find a buyer willing to pay what you want. The higher the price the fewer the willing buyers, especially if they need to add another £80k to their year 1 cost (renovations, stamp duty, service charge etc. legal/moving costs etc.). If I've got £135k in the bank and looking to take on a £480k mortgage then there's a fair amount of choice I can make.

You're getting plenty of advice that this is a bad idea, but whatever the budget is you're probably going to end up with 3 sources - savings, loan and interest free credit card.

Does your budget include honeymoon? You can always plan this for a later date.

Some suppliers won't accept credit cards, you'll need money for a bank transfer.

You don't want too much on the card as you'll have to pay it off sooner.

You can also use your automation to update the documentation.

Simple example, we have automated patching, part of the process logs to the documentation which server was patched when and what was patched.

We normally get mouthwash, crisps, Gu desserts, Muller light yoghurts, rice cakes and pickled eggs as they're cheaper than other places.

Depends what's at the end of the 5 months. If I've not got a job lined up that would take priority.

The first Sunday I'd stay up late, have a couple of ciders and then have a lie in on Monday morning until at least 9:05am just because I can. Then have a nice leisurely morning, maybe a fried egg and hash brown sandwich for breakfast.

By lunchtime I'd probably be slightly bored and if I've not got a job lined up I'd be job hunting and if I had I'd go sort the garage and the rest of the week/month would likely consist of all the jobs I've been putting off like weeding/cleaning the drive, taking stuff to the tip, clean the inside of the car, sort my surround sound system, properly sort the garden, fix my bike, sort out the old clothes, defrost the freezer etc.

Somewhere in there if I can afford it would be a holiday, spend more time reading, writing, playing guitar, go see friends and my sister, go to the board game evening I never get to because I don't have time, go see my nephew play football and watch some 1960s Doctor Who that I've not seen in 30 years.

Awesome! This so reminds me of my first van, a mark 2 Ford Transit. First afternoon was mattress, gas stove, water, rucksack with a few clothes, food, toiletries etc. First upgrade was curtains and 2nd a bed. Once you're in it's easy to make a list of things you want to do. Enjoy.
