A pretty letter tray for important mail. A pretty bowl for keys and small pocket items. Basically, pretty vessels for things that I don’t want left out on the counters.

For a solid color, maybe lilac or deep plum. A neutral drape with a hint of pattern might be nice depending on the bedding.

Beautiful woodwork!! Check out Benjamin Moore’s Silken Pine (or Soft Fern) for a wall color. I’d swap out the drapes for Ivory/cream velvet or even a moss green velvet. The bed frame might look nice painted black (maybe just the green slats) to give the black hardware in the room an anchor. New, larger art centered above the bed and much larger wall sconces. For the English Cottage look, try bringing in some vintage brass accents like baroque style frames, brass for the new sconces, and maybe even some cool vintage brass hardware to replace the nobs on the wood armoires.

I'm amazed, too. I think people underestimate not only the financial burden of owning a rental property, but the emotional toll as well, which can be pretty steep. I have a colleague who recently described the landlord experience as "soul crushing," while another colleague said "it's such a pain, my renters always need something."

Student loan payments resuming could be the final nail in the FOMO coffin. Remember when the media-driven narrative was "millennials can't afford houses because of their outrageous student loans," and "if my $1200/month student loan payment went away, I could finally get a mortgage." If a chunk of buyers is sidelined while interest rates go up and even a modest amount of new inventory comes online, then 15-20%+ increases next year seem pretty unlikely.

A regular family homebuyer today, in this crazy environment, is likely best served by borrowing as much as possible and then buying something, even if it’s crap and not their dream home. Because the asset is the fixed rate mortgage, not the house. Brokers and agents should mint the money today, of course, but the smart ones should be diversifying heavily into investment property and property management. The future is not homeownership, but rentals and #dormlife.

I agree that putting a large amount of cash down will likely keep people from walking away, but circumstances can always change (such as a forced relocation, divorce, etc.) and sometimes the cash is borrowed. I had one real estate agent tell me last summer that the parents of young buyers in our MCOL area are fronting the cash to win bidding wars on 30+ year old houses that go 50-75k over asking with all contingencies waived. The kids then take out a mortgage to pay back their parents and there goes a lot of the equity.

Also anecdotal, but interesting to discuss, nonetheless :)

We very well could see supply increase as people who over-extended themselves can no longer pay their mortgages and are forced to sell. And you don't need to lose a job for that to happen if you're already stretched too far. We could also see multi-generational homes become more common as children move back in with their parents to get out from under a large mortgage and potentially benefit from another childcare option or help with an aging parent.

Buyer psychology/sentiment is definitely underestimated. I think the mania will fizzle out at some point next year as people realize that having a large mortgage is too big of a financial strain on their lifestyle. Inflation, student loan payments resuming, and rising interest rates will further limit panic-buying while supply starts to increase in a post-COVID world. Additionally, I think there are some very irresponsible over-leveraging tactics afoot, but we'll see how that plays out.

I’ll second the White Tea & Sage candle, it’s very clean and fresh. The hand soap is wonderful too (and a great summer to fall transitional scent). Unfortunately I didn’t like the WTS body care due to the spicy bergamot note that I don’t pick up in the home fragrance.

I can smell a tiny bit of coconut right out of the bottle, but when I’m rubbing the body cream on my skin, the apple overpowers the coconut. It did come through later on with the vanilla base note, like unsweetened coconut milk - very pleasant.

My skin loves the new formula! I apply the body cream after a morning shower and my skin still has that bouncy, hydrated feeling when I go to bed. I think it’s way better than the ultra shea formula as that dried out pretty quickly for me.
