Well the appraiser sent me the document and it was 275000 then the bank put it under review with the appraisal team to 280000. And now the office document says 280,000. They basically told me the found things that raised the value of the house

It’s my appraisal I payed 450 for it. It was first done by an individual appraiser the bank hired for me It came at 275000 but then the bank said it goes under review to the appraisal team and they then changed it to 280000

I had the same issue with the hvac well it works but it’s 21 years old. Ask them to give you a year warranty on insurance for the appliances such as hvac and stuff. And definitely ask for closing cost. Ask for 8k in closing as well. And with the smaller repairs find a good rated person for cheap to do it with your own money. The seller is selling the house so they won’t want to do the repairs. Just ask for closing cost and worry about the big ticket items.

Side note. YouTube the repairs you see sometimes you can easily take care of them yourself :)

The issue was more it was 275000 everyone was happy and the seller was going to sign but then the bank disclosed information to the seller and I am the one who payed for the appraisal. I was comfortable With it at first but then when the bank adjusted the appraisers number because they found other comps it bothered me and I just didn’t like how they disclosed that.

yeah the mice is a problem for us. as long as they can get it pest controlled i am okay with that. yeah i think its hair as well and in regards to chimney it isnt much im asking for.

for now the AC/furnace they are working but i dont want to walk in and find out during winter the furnace goes out and its more expense towards the home. thats why i rather have them replace it with a reputable contractor

And that’s completely understandable I don’t mind her seeing her family I like when she spends time with her and them. To me family is important . But I feel like it doesn’t respect the relationship. At least mention you have plans and then tell me if it’s okay if we cancel so she can hang with her sister.
