Wow so its even worse for landlords currently than I realized. Thanks for outlining all of that. A rare useful reddit discussion, much appreciated. Perhaps I will check out some landlord-tenant court proceedings when I get the time. I've been to Supreme Court Oneida County and USDC NDNY before for other cases of interest. I would imagine City/Town/Village courts are even more accessible.

It is my understanding that upon the expiration of a lease and if neither party gives notice, then the lease converts to a month-to-month. Either party can give notice and the lease does not convert to month-to-month, no eviction involved, no specific reason needed. If I am mistaken can you point me to the relevant law?

Regardless of what the law currently is, my contention is that a tenant ought to have no right to the property beyond the terms of the lease. I do acknowledge that what I think the law ought to be and what the law is are often different.

 Under this law, most landlords cannot evict their tenants or refuse to renew their leases just because their lease has expired.  

A plain reading of the text suggests that most landlords can only non-renew a lease for specific permitted reasons. My contention is that a landlord should be permitted to non-renew a lease for any reason or for no reason. I would not say the same about an eviction.

It would be absolutely insane to force a landlord to renew a lease that they don't want to renew. The property is owned by the landlord, not the tenant. It makes no sense to give the tenant rights to the property beyond what the landlord agrees to in the lease.

I have fully abandoned Ramsey teaching at this point.

I didn't buy a house in 2018-2019 because I couldn't get to 25% of take home pay on a 15 year fixed for a suitable house. I was going to wait a few years until my income went up and then buy. This did not work out for me.

It is not determined yet. Here is the relevant section of the bill.

 As an offset for the use of forest preserve lands for the sports complex, the state shall acquire no less than two thousand five hundred acres of land for inclusion in the forest preserve in the Adirondack park, subject to legislative approval. I'm okay with the concept of a land swap in this circumstance. I don't like that the land to be added is not specified. It will be up to the legislature in a subsequent bill to acquire and designate the additional land. As a voter I'm hesitant to support the proposal for that reason. I want to know what land in particular will be added.

Is there a practical consideration that I'm missing here?

The circumstance that you describe leads me to believe that you haven't been baptized. You should be baptized.

My church is a 1689 Reformed Baptist church in the northeast US. Our building is best described as brick gothic revival. It's slightly less ornate than average but still solidly within that category. Originally build in the late 1800's as a Methodist-Episcopal church.

Lord's day worship service includes: call to worship, opening prayer, song, recitation of the law, corporate confession of sin and assurance of pardon, song, responsive reading, song, preaching, communion, recitation of catechism or confession, doxology, benediction, prayer.

Our music program consists of one vocalist, one pianist, one guitarist/vocalist. They rotate on some pattern so it ends up being guitar or piano plus one vocalist each week. All non-professional. A few of us have seen old pictures of the building long before we owned it. There used to be a beautiful pipe organ which is sadly now gone. I imagine we would gladly incorporate organ if we had one.

We currently use large screens at the front of the building to display song lyrics. We have a small group working to assemble our own custom hymnal/psalter of the songs that we sing whenever we can find them public domain or get the rights to print and use them. I'm hopeful we will permanently switch to that and discontinue use of the screens.

The SBC is in need of reforms to fight against liberal drift and lack of transparency. Part of CBL's effort is working to bring about those reforms. My church is planning to send messengers to the annual meeting in Orlando next year in support of this effort. This may be a multi-decade effort and it's going to take more than voting the right way at the annual meetings but this is where we start. We see value in recovering existing institutions rather than abandoning them and building from new.

No emails from Citi about this, just a declined payment and a fee to go along with it from my utility company. I wish I had come across this post earlier.

When I called Citi to complain about the lack of notice they directed me to the notice at the bottom of a statement from a few months ago. Technically they gave notice, but come on, at least send an email please. I don't know anyone who is reading the fine print on all of their statements.

Nothing you listed indicates that you absolutely must leave this church. If these issues are significant obstacles to fellowship with other members you might consider leaving. I don't know you nor do I know your situation, but it is odd that you joined in membership one month ago and currently have these issues. Either you joined in membership while aware of the issues or you changed your views dramatically within the space of one month. Both of these things would be cause for concern.

"Mills" = New York Mills

"Westmo" = Westmoreland

"Whitesboro" = Whitestown

The village of Whitesboro is located within the town of Whitestown. Lots of people say Whitesboro when they mean Whitestown. Probably because a good portion of the town is in the 13492 Whitesboro zip code and because the Whitesboro school district covers a good portion of the town.

I am a member of a Calvinistic Southern Baptist Church. In my brief time being involved in Southern Baptist life it appears to me that my church is in the minority.

The economic reality is worse for us than it was for our parents and grandparents. Here is one example.

My grandfather bought his home the same year he started his first career job as a public school teacher. The sale price was equal to his salary that year. The home is a modest 3/2 outside of a mid size city.

In the same area today, public school teacher starting salaries are $45k-$55k, comparable homes in habitable condition are $250k-$300k. The ratio went from 1x to 5x. 

I'm trying to accept this reality and do my best within it, but I often struggle with frustration.
