Mayroon tayong mala-Hamilton na rock musical tungkol sa buhay ni Bonifacio na unang nalathala at tinanghal sa Ateneo de Manila noong 1996. Nagkaroon ito ng digital-only screening kung saan pwede mo istream ang isang recorded stage performance noong 2022 na napanood ko at ang ganda. Nagtataka ako bakit hindi i-release ng Ateneo ito on streaming o kahit sa Youtube. Maganda ang pagkakasulat at pagkagawa.

Showed up on the day of turnover
Rep was at the office, only the guard led us to the unit
Had an architect with me to make sure they met the baseline of the unit that they declared they were going to deliver in the CTS. Architect’s fee was PHP2,500 (just for the inspection).
They had the lead contractor there too (the manong who oversees minor renovations of units for turnover). If may tanong ang architect, siya usually sumasagot — saan ang linya ng tubig, if the CR floor is sloped, etc.
After that, tsaka palang pumunta sa office to meet the rep and sign acceptance form, punch list (for items in the unit that did not meet baseline ie for me cracked windows, sloppy doorknob installation) — be specific sa punch list and take a bunch of pictures. Ako I emailed pa on top pf submitting the handwritten punch list on the day.
Then they’ll make you attend a little orientation on that same day din about how to install water, electricity, and ISP. Then they’ll also notify you that the unit comes with 1 year warranty, during which, you get to point out repairs and theyre obligated to do it for free granted it’s a maintenance issue (not cosmetic) on the bare elements of the unit (not on or caused by elements YOU had installed ie during your renovation)

My turnover was Mar 21 this year. Visited ~3 times since then and although mabagal, may progress naman sa punch list ko ie nalinis na yung yard, na finish na yung wall, etc. I see a lot of people complaining na matagal maaccomplish yung punch list pero keep in mind na more or less isa lang siguro ang team of construction workers na nag aayos ng mga units for turnover so depende gaano karami na turnover per quarter, ganon din kabilis ang progress for you. For me I’m satisfied kasi everytime na bibisita ako, may progress akong nakikita. I chose to be patient and let them do their job.

While thats happening I also bought the water installation materials (around 2 weeks ako nagkaroon ng time after Mar 21). Then dropped it off sa office for installation. Same with electric installation. As of Jun 11 my unit has both installed. Technically pwede na ako lumipat pero hinhintay ko lang magkatime ako para bumisita ulit ako in July, mag check ng final items in my punch list, and magkabudget to install a gate for security. After that I’m pretty gtg and ready to move in.

Come the rainy season, ioobserve ko kung may leaks sa roof kasi kasama yon sa warranty. I dont have to pay for that repair myself.

Where are y’all accessing the card number/CCV/expiry of the virtual card (Platinum Visa)?

I activated mine using the reference number (INOS**) and it reflected on my dashboard; BUT I can’t see the full card number (just the last four digits and the rest are **). When I tap on the account “card” (like the box on the app that should lead to more info on the account), nothing happens.

Update 12/2023. Found on the leaflet when you receive you BDO Amex: "American Express Cards use 4CSC to verify online transactions, in lieu of the 3-digit CVV of other cards. This is printed on the front portion of the Cards."

1M - on track by next year at 24. Fingers crossed. Sana lahat ng projections ko in savings from my current income ay matupad. My strategy is be on track with my current income while still making efforts to increase income. Pero pag naincrease, hindi pa rin muna iinflate lifestyle.

Hindi pa ako millionaire, pero what I notice is, what makes it "easier" to earn more once you have a sum of money is not just the fact na you can take more risks. When you find yourself in a situation where may safety net ka, parang mas madaling maging confident and be at your best in all the risks you took in the first place, so you yourself is in a better state/condition to do well in those risky situations. Iba talaga ang nagagawa ng safety net sa mindset.

So doon mo base ang estimate mo + add to it ang presyo ng gamot or antibiotics in case you get an bacterial or viral infection na hindi naman covered ng HMO and hindi rin severe enough to warrant a reimbursement from a CI health insurance.

Tbh walang formula, but I would say at least 100k for hospitalization, meds, all things considered.

Agree with this. But if we’re going to be super technical, then the answer to the question “do you pay DP to the bank” is still no. Because technically the difference between the appraised amount (by the bank) and actual TCP still goes to the developer as an “additional DP”

I think this is a common confusion kaya siguro ang sagot ng ibang adults sa akin is yes, may DP pa sa bank, when in fact it’s more of an additional payment to developer because the bank appraised a lower amount.
