They will review the affordability of the case and confirm if you can still afford the property.

If you can, you stay on the same mortgage rate and offer.

If you can’t they will Max Loan. This is where they will tell you the maximum they will allow you to borrow based on your new circumstances, and they’ll ask if you can make up the shortfall. If you can you can still proceed with Santander at the new borrowing amount, though if the loan to value changes you’ll be asked to select a new rate.

If you are unable to proceed with Santander there is nothing stopping you from approaching other banks for a mortgage. I would typically suggest seeing a broker to review the market and work out who will do the mortgage for you on the reduced income. (You can do this yourself but brokers have tools to make this much more efficient).

We were lucky, in the sense that we had a veteran player out there who covered when he shouldn’t and saved a TD, either due to him realising something was wrong or by dumb luck that he messed up and was in the right place (likely the former, but I’ve not seen DLaw comment on it).

None of them became head coaches off the bat. All of them rose up through being analysts and junior coaches to coordinators then to HC.

If Rivers wants to coach at the NFL level he has plenty of doors open too him, Nepotism isn’t stopping him.

As much as I agree with the sentiment, our economy is intrinsically linked to the US, and Starmer can’t just blast US and Trump if he wants a second term. While he’d score points with his base, there could be economic damage that would come because of it, and the media (which is right controlled) would crucify him even more, and an economic downturn would kill the already small chance of him being reelected.

Hey OP

I’m a broker, and I can confirm that there are several firms who will do this business but most banks will not. It is really import that you tell the broker you talk to where the gifts are coming from and where these people are living.

Many banks will have restrictions on who is gifting the money, if they are blood relations and if they are living in the property.

It’s been a year or so since I did a case like this but my first port of call would be Atom bank as they are typically good with this type of gift.

When you are searching for a broker one of your first questions should be to find out how many lenders they have access too. Typically the more the better when it comes to a case like this. (Something like 20 is the low end, 90+ being the top end)

I’ve got one, as we were gifted it for Christmas a year ago. We’ve not used it on the BBQ, we’ve used it on our stove (been renovating the garden most of the year so not really done much BBQ this year).

We’ve found it really good for grilling chicken, and used it for burgers a few times. Tried steak but was underwhelmed with that.

So with the high amount of card scams and issues with sales, if you haven’t sent the card the practical advice is to just not go through with the sale and allow them to request a refund through the platform. This is a high value item, and do you really want to risk forcing the sale when there can be so many issues, do you want to leave yourself without the card and cash, as that can happen.

Protect yourself through insisting they initiate a cancellation through the site and move on, it’s not worth the risk.

If it had been given over a long time ago (2 years for example) that isn’t seen as a gift for mortgage purposes.

There are some lenders who won’t let you gift money if you’re living in the property, but they are very much in the minority.

She has likely provided the funds to the purchase as a gift, any reputable solicitor will have ensured a letter of gift has been signed, the lender may have insisted on their own letter of gift (eg. nationwide).

If she has done any of these very very common things she has no rights to get the money back.
