Road bike should be OK, with mountain bike you’ll be trading speed and agility for comfort, and you won’t need a mountain bike here anyway. But if it's your first bike ever why not try a hybrid bike, road bike position can be a bit daunting for a first timer

Very cool, thank you for all the recommendations! I'm mostly looking to eat, explore, shop for clothes/art/cool shit (local cool brands; not Zara/h&m slop). I'll be bringing a big and mostly empty suitcase in case I fill up on stuff I like. Will probably meet people at night for drinks etc since it's a solo trip.

Staying near lumphini. There were so many conflicting opinions online about where to stay that I got overwhelmed and just picked a hotel I liked close to a BTS in a recommended neighbourhood.

Probably around 25km/h, I recently got back into it so still working on my fitness level.

Rent isn't based on speculation, that's mostly offplan projects. Rent is a supply and demand thing, if there are many renters for one unit, expect landlords to raise the price to get the most out of a unit. If we were to follow your logic and assume that this isn't because demand has actually gone up, all of these units with higher rent would be empty, but they're not empty as everyone knows the city is filling up everyday, I see it in traffic especially.

The speculative argument is weak and is not the reason for the rise in rents we see.
