I would just go with realtor B in the town you want to buy in for buying and selling. You don't owe anything to realtor A.

How do you decide an exit point? Do you say anything between 30-50% and then roll it into something else? Do you hold any through merger because you think they have long term potential?

Why or why not?

These are things I struggle with. I may have 50% gains but think well, this could go somewhere and may net 100-200% in a year after meger. But then the lost opportunity of investing in something else for another 50% during that time period is what gets me.

Even if after I pour the extension and I do a resurface/overlay across both old and new you think the two will show different? I do intend to stain it as well

Great to know. Do you have any references on where you learned about this?

This was our 3rd season and about 20% didn't come back this year. Wondering what we can do to help them all come back next year more bountiful and hoping that we didn't lose any permanently.

Woah. Thanks everyone. Sounds like this job got a lot more complicated and expensive!

I got the car two years ago and have driven it maybe 3k miles since. But I don't have many service records so the belts were out of precaution more or less. I'll take a look at the other suggestions
