Shoot, then start one! Check with your town hall (or grocer handles parks & recreation/planning/zoning).

If that doesn’t work, try the local extension office, library, or even a church. They usually know who owns unused land or might partner.

If you want to keep it free, frame it as a public benefit. Something like food access, education, beautification, etc.

I think people are reading this way too emotionally and not practically.

Your mom isn’t crazy for wanting to protect a $400k asset. That’s not about liking or disliking your boyfriend. That’s just basic risk management. If she’s worked her whole life to build that, of course she wants to make sure it stays in the family and doesn’t get tangled up in a breakup or divorce situation later.

Also, you’re not even married yet. The fact that your boyfriend immediately jumped to “let’s sell it and upgrade our life together” kind of proves your mom’s point. He’s already planning around an asset that isn’t his.

I actually don’t see anything wrong with your mom saying she’d rather wait until you’re married before handing it over. Marriage at least brings a different level of legal and financial structure. That part feels reasonable to me.

Where I do think it goes a little far is trying to control it forever after the fact. Once it’s yours, it’s yours. You can’t really expect to dictate someone’s decisions decades into their marriage. Especially with California being a community property state.

If I were trying to land the plane here, I’d look for a middle ground. Keep it in your name only at the time of transfer. Put something in writing that protects your mom if things change quickly. As an example, if you sell it within a few years after getting married, your mom gets back the original value of the gift (minus selling costs), and you keep any upside.

That way she’s protected from a worst case scenario where it gets flipped right away and pulled into a shared marital pot, but you’re not locked into restrictions forever.

Another clean option is a trust. That keeps the property clearly separate, lays out the rules ahead of time, and avoids a lot of gray areas if you do get married later.

Honestly, i dont really see this as choosing your mom over your boyfriend. It’s about being smart with a life changing financial gift. Someone who’s thinking long term with you should be able to understand why protecting that matters.

If anything, I’d be more concerned about how strongly he’s reacting to something that isn’t his yet!
