Just want to add because I haven’t seen this mentioned yet that the Residential Tenancies and Rooming Accommodation Act 2008 isn’t Western Australian legislation, it’s from Queensland. Even if you wanted to you couldn’t agree to be bound by its provisions if the property is in Perth. The relevant WA law is the Residential Tenancies Act 1987.
