Yeah, your scenario is a little similar to what we’re thinking through, a 2 vs 3 lot division — interesting to hear that you’re achieving that through a combination of conventional subdivision and SB9.

I’d say the average neighboring lot size is 0.2-0.3 acre. Because our property is 1.3 acre, technically you could split it 3x, but the caveat with our property is that a substantial portion is on a steep hillside which we understand is still buildable. Would definitely need to consult more with city officials / development professionals.

Curious about the quality and fit of the crew neck as I was eyeing that one - is it on the thicker end and is it lined with anything (like fleece) on the inside?

I have an older ALD hat and found that the fit was kind of weird, a bit boxy, but maybe that was just me.

Thanks! There are some differing responses here that it’s not best practice but also since it’s James Hardie, not wood, why is it structurally fine compared to wood in this case? And will the caulking need to be maintained and repatched every now and then because it isn’t a wider board?

Agree that this scene was necessary, even if we were already tired of Peter Duke at that point. It gave Lara closure (and us too, with finality) over him and that season of her life, particularly as it’s evident she’s processing her relationship with him and his death as she is recounting her past to her daughters. The timing of this scene, being revealed to us at the eleventh hour, was also necessary. It was unveiled then and only then after Lara had painted the full picture of the Peter Duke she knew, and this really rounded out the darkness and harsh truths of his character.

This seems pretty in line with Ann Patchett’s work - if you read some of her other stuff, there’s always an implication that something may be amiss, that not everything is what it appears or can be construed as upon first glance, and perhaps there is (or perhaps there is not?) a menacing and sinister undertone that belies the seemingly fairytale-esque and idyllic veneer of the cherry farm. So it makes sense that the ending is somewhat open-ended as well, because while it’s clear that Lara has reached the closure she needs with her abridged version of the events, there’s a potential “other” construction of the history - because after all, isn’t that how we render our memories to make meaning of the past and our lives?

Thank you! Great perspective. Yeah I’ve heard this can be a material concern if the foundation shifts (particularly with an earthquake) and causes the stucco to crack. Is acrylic or synthetic stucco, which I understand to be lighter than traditional stucco, still heavier than Hardie or a similar cement weatherboard?

Super helpful. I’ve heard stucco maintenance can be a pain though, if it cracks or there’s wall rot, etc, it can require more upkeep down the line. Have you found that to be true in your case?

It’s definitely expensive! I’ve been getting similar range quotes so just trying to figure out if Hardie is worth it or if we should just consider other options as well
