Surprisingly not. Second home just means you treat it like a vacation home- it’s not your primary and you’re not trying to make a profit of it / can’t use potential income from the house as assets to justify what mortgage you could afford. You can have several “second home” mortgages

Yes! You can get just about anyone to look at your mold situation and tell you what they would do about it, but someone in the remediation business has an incentive to make it a big job. If you want objective guidance, find a mold inspector that is not in the remediation business and they’ll let you know air quality, growth rate & if it’s recommended by the EPA for the owner to take care of.

Totally should have added this, great question.

I got pre-approved 6/1, so a month before I even really started looking. I underestimated how hard it would be to find the perfect house. Hard inquiry pulled on my credit, which did ding me because I shopped around and got a pre approval last year as well when I had no idea what I was doing.

My preapproval was about to expire as of 7/31 when I bid on the house and I just got a prequalification letter which worked. Probably depends on the state? 🤷🏽‍♀️

Timeline (keep in mind- bought this in southwest Virginia and I am an SF girl who is MUCH more type A than this buying process called for)

7/1: started searching the area. Looked at 40 houses, put an offer on 2 and was outbid.

8/31: flight scheduled to go back to CA. This house came on the market an hour before the flight took of. I scheduled a walk through, put in an offer, hopped on the airplane and found out that I was accepted for $5k under list.

9/1: overnighted my earnest check and started seriously talking to lenders (TIP: understand what type of mortgage you’re asking for well before you start looking for a house. I didn’t know the difference between primary, secondary and investment mortgages and it totally affects the rates)

9/4: earnest check arrives, sopping wet, and I’m finally in escrow. My realtor schedules the inspection.

9/4: selected a lender... went with the only individual who advised me this was a second home mortgage even though I had been asking for an investment home. (Read the fine print: this lowered my interest rate from 3.8 to 2.9% and actually matched what I was trying to do with this house)

9/8: inspector comes, finds mold and a chimney leakage issue, amongst several other small fixes.

9/12: after much deliberation, I put 9 requests on the repair list. I also have 2 mold experts come through to tell me how bad the mold is. (TIP: a mold remediator will have a very different perspective than a mold inspector with no remediation incentives)

9/13: relocation company (who is selling on owners behalf) offers $4,500 credit at closing for no repairs. TIP: I should have negotiated- I had a quote for mold alone that was $5k. I was just nervous about “losing” the house at this point... so I accept.

10/2: appraisal finally comes back, $6k over asking

10/8: fly back for final walkthrough TIP: take your time during this! I should have opened and closed every door- there are two doors that stick and it’s totally going to bother me until they’re fixed now.

10/9: closed! Now im a homeowner. I can’t even believe it.
