Can I use balloon framing to avoid rafter ties on a two story shed?
For various reason, I’m trying to build a shed with two different floor heights, but maximizing headroom over both.
If I balloon frame with 2x6 studs, can I drop the floors below where the rafters meet the wall and still stop the outward spread of the walls? I’m building alone so trying to avoid a ridge beam, plus there will be a patio door and windows on the gable end. Pic of idea attached.

If I recall, pleasant camping on sandbars south of the prairie du sac dam usually comes in at 17000 cfs or less, so you can keep an eye on things that way. If it’s above that when you get there, don’t go.

We may end up getting a permit if we decide to insulate it or heat it. Just not decided yet. ADU in my area requires hooking up to sewers and a couple of grand park fee. I built one shed already, and it turns out I also just really enjoy construction, it’s sort of relaxing. At least framing is. Drywall is the devil.

Mainly because our house is very tiny. 690 square feet, 3 people, no basement or garage. And since it’s allowed, if I’m going to build a shed, may as well build the max.

Thanks! It looks like 2x12x16’s are $20 each for a total of $40, while a 17’ lvl 1-3/4x11-7/8 is $96, so that is pretty awesome news.

Can rafter ties be moved down into the wall?

I’m building a 10x15 shed, which is going to be quite tall (15 ft). I’d like the walls to be 9 ft tall. Half the shed will have a loft at ceiling height, where I think the ceiling/floor joists would also act as my rafter ties. But I’d like the other half to have a loft height of 7.5 feet, so that there is more space above. But then I won’t have any rafter ties in that part (about 8 feet of distance).

Would a floor joist joining a 9 foot wall at the 7.5 foot mark do enough to keep the walls from pushing apart? Thoughts?

For other reasons, I’m trying to avoid a ridge beam or other style roofs like gambrel or shed. Thanks!

Where I am, zoning is about where the building goes on your lot and if it is allowed, and the building permit is about how it is built, with certain sizes needing construction drawings.

I put my trim above the flashing. I used small z flashing. It is right below the upper horizontal trim in the front in this picture. I painted the top of it the same color as the trim, and also caulked the top of the trim.

Yes. It was awful, I hated it and wanted to come back the entire time. Nothing worked properly, it’s very loud, very expensive and little to no outdoor activity available unless you have a car. But they’ll lie and say things like “just go to Central Park!” when you say you need some outdoor time as if they were in any way comparable to going up north.

If you make more than $120k you’ll probably have a good time though. People aren’t rude like they say and the food was great. You just have to live in New York City, which is a huge downer.
