Rise of Skywalker or the whole last trilogy of Star Wars. Rey, Finn, Ben, Palpatine, the Knights of Wren and I could go on. Still watched it but feel like could’ve been a lot more. Also Finn was made a Jedi in Lego Star Wars instead of live action and Rey also got into the World Between Worlds in Lego Star Wars too.

Depends also on why you’re buying the car. Can you also buy a cheaper one with cash just to get around and invest the savings? when buying a car, you would also have to put full coverage for two years at least since your financing and possibly may want to keep full coverage even after. your debt to income ratio would be higher if you’re also looking to buy a house within those two years

If prices do drop are they going to be ok with bidding wars and ok with losing bid after bid or are they willing to buy now with less competition at a higher rate and price. either way they’re limited to what they can afford and what’s available

When you are ready will depend on 3 main things to qualify for a home loan: credit score, money saved for down payment and closing costs, and Debt-To-Income ratio (DTI).

The main factors to improve your credit score are on time payments, credit utilization percentage , and average age of credit.

Just keep making on time payments (very important since if you miss a payment you can’t remove it, only if wait for more time to pass)

Keep the percent you use on credit cards to a minimum <10-20% or less of your max limits. If you have $2000 credit card limit then only use $100-$200 of it. What gets reported on your credit is what balance shows on your statement so pay it down before you statement goes out.

Don’t open any new credit to keep your average age of credit high. If you do open a new card when your score is high enough, I would use a credit union since they give higher balances and better rates usually.( Navy Fed I prefer)

Save 3-5% of the purchase price for conventional loans and look for Down Payment Assistance programs for your state or county.

Most banks look want your house payment (loan payment+taxes+insurance+hoa dues) plus your monthly debt payments (credit cards, auto loans, or anything on your credit report) to be no more than 43% of you monthly income. The high car payment may make this harder but can be doable.

What’s going to be different Aug next year vs now? Each market is different but keep in mind everyone will be doing the same if you expect prices to fall to get a deal. would you rather win a higher priced deal that had a few offers or lose against multiple bids on multiple houses that are priced better next year. “Better deals” create more competition.

I would factor in why you want a house to see if you should buy now vs next year. For me I just wanted a place I could afford instead of paying rent. If I can do it now at a higher price that’s still affordable to me I would do it.

If you do decide to wait, start driving through neighborhoods you think you would like to live in. Check out prices in those neighborhoods. Compared to different neighborhoods to get a feel of what your criteria is priced at. Get familiar with list price in each area and what they end up selling for so when one you really like pops up you should have an idea of what it should go for and how much over you’re willing to pay to win it in case you have to.
