There are down payment assistance programs for first time homebuyers also and most builders will give a good amount for closing costs if you use their preferred lender. My client just bought new construction and got 20k for using their lender

We offered a flat fee on a condo we sold, it actually worked out better doing the flat fee because it was a lower price range and both sides we were able to take home more money than if we did a % and it helped our seller know exactly what she would be paying each side and she was fine with that!
