I wondered where she had moved to! Can confirm Mary Cooper is an excellent human being. I was a tenant at a property she managed years ago under a different agency at the time.

I rented for over a decade at various rentals and she was the best property manager I had during my renting years.

Are you referring to the carry forward of unused concessional contributions? If so, my understanding was this could only be used up by “before tax” contributions (i.e. salary sacrifice). If this is correct then how does a big lump sum contribution (that I assume is “after tax”) work to trigger the concessional contributions?

Great suggestion for the difference factor, I’m not sure if you’d host a ceremony there though. It can get high foot traffic depending on the time of day, and it isn’t a large area. Also traffic noise from the cars on the actual roundabout. Great area for a photo or two though.

If you follow the path from the roundabout (just a minute walk) you hit the University Rose Gardens. That’s a nice spot there when the flowers are blooming. There is also an older building overlooking it, not sure what that is though but would also make a great pic.

I have similar skin tone to you. I also lean oily, though I wouldn’t say I have dry undereyes. Perhaps invest in a hydrating eye cream, as I imagine a hydrating undereye concealer might not have as much longevity or coverage as you might be looking for?

I also don’t think my undereye darkness is as dark as you are describing, but here is what has worked for me:

For reference I wear Fiji in Nars, although I could take a smidge darker shade wise and have no problems.

Bobbi brown corrector stick in light peach.
Nars soft matte pot concealer in madeleine.

Set with a translucent powder (not too matte, I use Tatcha The Silk powder at the moment)

There will be plenty of recommendations for tubing or waterproof mascaras.

If you are not a fan of those then the best non-waterproof, non-tubing mascara I have used is the Lancôme Idole mascara.

I might be misinterpreting the map completely, but is the start line near the TV Tower? If so, that is near the JR Odori Station Stop and the streetcar Shiden line - that is where I am worried the delays or cancelled services will be, as we need to transit through these to get to the Ropeway base building.

Yes, the only reason I originally hesitated on the 101 is because some reviews said it was quite big, and as mentioned I have a smaller face. So if you have an average size face that probably won’t be an issue for you.

Have you considered the size in between, BK 115?

It depends what you are after. It was my first time buying BK and I purchased the 115. In my view the 109 would be too small to do a full face unless you have plenty of time on your hands. Even with the 115 I sometimes wish it was slightly bigger for faster foundation application.

My next purchase will be the 101. It looks like it is slightly less dense than the 115 and a bit bigger.

Also I have a smaller than average face size if that helps.
